Position Summary:
The Senior Regional Capital Project Manager will be an integral member of the Renovations Team, working closely with Security Properties Residential, Conventional and Affordable Acquisitions Teams as well as Asset Management. This role is responsible for overseeing the efforts of a portfolio of properties in one or more states in the areas of inspection, maintenance, and repair. This position is also responsible for ensuring that the physical aspects of the property meet the Company’s established standards and any applicable laws.
Essential Functions and Responsibilities
Identify deferred maintenance and construction defects in the existing building structure. Assesses and recommends capital improvements.
On-site investigation of site conditions and coordination with site staff.
Identify contractors to participate in bidding on various projects.
Assembly of the bid request template including the scope of work, the alternatives, the template by which the bidders are to respond, and summarize the bid results to facilitate comparison of bidders.
Coordination with designers and architects on major CapEx items.
Leads and supports on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall repair, exterior structure, and appliance.
Directs and supervises subordinate team members and provides motivation and training to maintenance team members.
Assists Property Managers and Maintenance Supervisors with team member mentoring.
Promote and participate in Company-sponsored training programs and ensure subordinate team members participate in all training classes within required time frame.
Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
Comply with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Contract administration
Collection, organization and analysis of bids received.
Negotiation with contractors and suppliers on price and scope
Contract Service Agreement assembly from bid comparison sheets and scope of work
Contract tracking through signature and filing process.
Insurance form collection with contracts and filing.
Intent to Lien notice tracking and alignment with Lien Releases
Monitor the payment process from invoice receipt to payment.
Weekly reports, updates, and preparations
Contract tracking report.
Investments – Capital Execution Team Weekly update
Information must be compiled from various sources and presented in a concise and
Coordination with other departments and entities:
Regular tracking and project updates with asset manager and capital partners.
Ability to present complex cost forecasts to compare against budget.
Ability to compile presentation materials for management and capital partners to demonstrate progress to date and future project plans.
Train the property management staff on the account codes to be used for the various construction projects that have been authorized.
Special projects includes
Update Specialized Work Action Tactical Team (SWAT) specifications sheets.
Assist in new market SWAT projects.
Outreach to contractors in various markets to develop a reliable contractor pool.
Product research for use in various rehab projects
Renovation inspections at various project sites, both locally and nationally
Accounting research and tie out with budgets and cost tracking.
Assembly of quarterly presentations including milestones and successes of the Renovations Team for company-wide meetings
Requirements
High school diploma or equivalent is required.
Minimum 3 to 5 years previous experience in property management maintenance, other building maintenance or related trade is required.
Ability to use general office equipment and Mircosoft products.
Ability to use standard maintenance equipment.
Excellent customer service and interpersonal skills; ability to relate to others.
Professional verbal and written communication skills.
Strong organizational and time-management skills.
Ability to perform intermediate mathematical and accounting functions.
Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.
Ability to multi-task, make effective and timely decisions, and to analyze and resolve problems.
Proven ability to negotiate a contract.
Ability to drive an automobile.
General understanding of construction contracts and principles
Ability to interact with a wide range of players including contractors, property.
management, asset management, acquisitions, management, capital partners

Salary : $110,000 - $125,000
