We are currently seeking experienced and dynamic Director of Revenue Management to lead our Pricing Department. This key role offers the opportunity to collaborate with diverse departments and regions, utilizing pricing strategies and market insights to optimize storage unit rental performance. The ideal candidate will play a vital role in supporting Regional Managers, Senior Leadership, and Ownership by developing and refining pricing strategies, tactics, and guidelines. Key Responsibilities and Accountabilities
- Analyze and recommend adjustments to over-the-counter rates for all unit sizes and facilities, focusing on frequency and percentage changes.
- Develop and implement tiered pricing strategies, ensuring premium rates for high-value units.
- Oversee Existing Customer Rate Increases (ECRI), leveraging data to optimize revenue while balancing customer retention and length of stay.
- Manage discounts and promotions across unit sizes and properties to maximize conversion rates, revenue, and customer retention.
- Track, test, and evaluate variables related to discounting, rate changes, and length of stay to enhance sales and profitability.
- Conduct in-depth research and analysis of internal and external data to evaluate the impact of current events and forecast future business outcomes.
- Monitor industry trends and market conditions, identifying opportunities to improve revenue and profitability.
- Leverage data analytics to maximize revenue through strategic pricing and decision-making.
- Deliver detailed category pricing analysis, including units, sales, cost, forecasting, and market opportunities.
- Perform daily evaluations of discounts and promotions, testing for optimal results.
- Acquire deep insights into pricing dynamics within local markets.
- Explore additional revenue streams in the self-storage industry to enhance overall profitability.
- Utilize demand forecasting to predict customer needs for storage units, ensuring high occupancy rates.
- Identify opportunities for upselling to existing tenants, driving incremental revenue.
- Work closely with Digital Marketing Team to generate new leads and maximize all leads through competitive pricing.
Skillsets and Abilities
- Exceptional written and verbal communication skills.
- Advanced level of user in MS Office applications, particularly MS Excel.
- Ability to communicate and interact effectively and appropriately with a broad audience.
- Knowledge and use of applicable computer systems.
- Proficient with price optimization software.
- Knowledge and use of market data platforms
- Ability to work independently and within a team.
Experience: . Background in self storage, multi-family, air travel, or hospitality a plus.
Education: Four-year degree or equivalent knowledge gained through formal education, specialized training, or additional job experience. Sufficient job experience may be considered in place of a degree.

Pay: $125,000.00 - $135,000.00 per year
