Position Overview:
We are seeking an experienced and dynamic Vice President of Land Acquisitions to lead our land acquisition strategy and expand our portfolio of residential and multifamily properties across the Jacksonville metropolitan area and the Southeast. This is a senior leadership role that will be responsible for identifying, evaluating, and securing key land opportunities that align with our company's growth objectives. The ideal candidate will have a deep understanding of the local real estate market, strong relationships within the development community, and the ability to lead a team to execute on acquisition goals.
Key Responsibilities:
Land Acquisition Strategy:
- Develop and execute comprehensive land acquisition strategies for residential and multifamily projects in alignment with company goals. Identify key opportunities for growth and expansion in the Jacksonville area and neighboring markets.
Market Research & Analysis:
- Conduct thorough market research and feasibility studies to assess the viability of potential acquisitions. Analyze zoning laws, land-use regulations, demographics, market trends, and other relevant data to guide decision-making.
Relationship Building:
- Cultivate and maintain strong relationships with landowners, brokers, developers, legal teams, and other stakeholders. Foster relationships with local government officials, planning departments, and community groups to facilitate smooth acquisition processes.
Negotiation & Deal Structuring:
- Lead negotiations for land purchases, joint ventures, and other acquisition deals. Structure transactions that meet the company’s financial objectives while ensuring compliance with local regulations.
Team Leadership & Development:
- Oversee a team of land acquisition professionals, providing guidance and mentorship to ensure high performance. Collaborate closely with the development, legal, and finance teams to ensure smooth execution of acquisitions.
Due Diligence & Risk Management:
- Manage the due diligence process, including site assessments, environmental evaluations, and title reviews. Identify potential risks and work with internal and external teams to mitigate them.
Reporting & Communication:
- Regularly report on acquisition activity, market trends, and portfolio growth to the executive team. Provide strategic recommendations based on market conditions and opportunities.
Community & Public Relations:
- Represent the company in public forums, industry events, and local community outreach. Ensure that acquisition efforts align with community interests and regulatory requirements.
