About the Role
We are hiring a Director of Operations to drive performance and profitability across our real estate and hospitality portfolio. This is a results-driven leadership role responsible for increasing revenue, improving operational efficiency, and driving margin expansion across multifamily assets, short-term rentals, and RV parks.
This person will work closely with the COO and serve as a key bridge between property teams, executive leadership, and cross-functional partners—ensuring that each asset meets or exceeds financial and operational goals.
Key Responsibilities:
Operational & Financial Performance
- Own property-level performance metrics—including revenue growth, cost control, NOI improvement, and guest satisfaction
- Monitor and optimize occupancy, ADR (where applicable), rent collections, and expense ratios across all operating assets
- Review monthly P&Ls and financial reports to identify trends, flag issues, and implement profit-driving strategies
- Design and enforce systems that create visibility, reduce waste, and hold teams accountable to results
Property Management Oversight
- Lead on-site managers and third-party partners to deliver consistent, high-quality operations across diverse asset types
- Ensure that multifamily communities, RV parks, and vacation rentals are run efficiently, cleanly, and with a high standard of customer care
- Execute playbooks and SOPs to streamline operations and enable scalable growth
- Partner with marketing and revenue management teams to ensure competitive positioning and effective sales strategies
Cross-Functional Construction Collaboration
- Work alongside our Director of Construction to ensure that property-level construction and renovation projects align with operational goals
- Provide feedback on timelines, unit readiness, and financial targets to keep projects tied to asset performance
- Coordinate site operations during construction to minimize disruption and maintain revenue continuity
HOA & Community Oversight
- Serve as the primary contact for HOA operations across Servio-owned communities
- Lead HOA meetings, enforce community standards, and manage budgets with a focus on long-term asset protection and homeowner satisfaction
- Maintain alignment between community management and company ownership objectives
Leadership & Execution
- Run weekly operations meetings with clear KPIs and property-level accountability
- Develop and manage support staff, vendors, and service providers
- Drive continuous improvement initiatives with a focus on speed, clarity, and results
- Collaborate with executive leadership to transition new acquisitions, optimize underperforming assets, and scale operational playbooks across markets
Qualifications
- 5 years of experience in real estate operations, property management, or asset-level leadership roles
- Strong financial acumen with a track record of improving NOI and operational KPIs
- Experience in RV parks, vacation rentals, or boutique hospitality preferred
- Experience managing or supporting HOAs or community associations strongly preferred
- Systems-oriented, highly organized, and driven by measurable results
- Proficiency with platforms like AppFolio, Monday.com, Google Suite, and CRM tools
- This role requires an onsite presence in the Charlotte area—relocation support may be available for the right candidate

Compensation & Benefits
Salary Range: $90,000 – $120,000 annually, based on experience
Performance Bonus: Annual performance-based bonus tied to property-level and company-wide KPIs
