Pay Information: SHPL typically hires new staff in at the entry rate of the posted pay scale. Exceptions may be made for successful applicants who have significant (5 years) direct experience in the position at a level beyond what is expected of a new hire.
We are seeking an experienced full-time Maintenance Manager to supervise and direct the facility and grounds maintenance of both the Main Library and Bertram Woods Branch, including contractual maintenance programs and the shipping operation. This position offers a mix of administrative and maintenance responsibilities and is ideal for an individual with a strong working knowledge of building systems and who embraces a "roll up your sleeves" approach to the job.
Key Responsibilities include:

Overseeing general building maintenance, cleaning and landscaping

Overseeing contracted maintenance service, repair, or construction work for the system

Supervising a staff of 3

Annual budgeting, obtaining quotes, creating requisitions in an online system, and tracking budgets while paying close attention to cost.

Recommending the purchase of departmental equipment and supplies

Maintaining and operating boiler, heating and air conditioning systems

Performing routine preventative maintenance and repair on building hardware, electrical units and equipment and plumbing

Supervising the shipping operations

Performing routine carpentry, masonry work and painting
Qualifications
Required Knowledge, Skills, and Abilities
Broad knowledge of building management and maintenance practices, including HVAC system using DDC controls, electrical, plumbing, carpentry, and other systems. Understanding of facilities construction and contracting processes and procedures. Demonstrated scheduling, administration, supervisory skills and knowledge of basic HR practices. Effective customer service and interpersonal skills, including the ability to communicate verbally and in writing in English. Competence in the use of Windows-based computer programs; proficiency in Microsoft Word and Excel.
Education and Experience
Associates Degree, completion of a technical specialty program or equivalent combination of experience and training related to building and grounds, maintenance operations, mechanical work, and preventative maintenance required. Minimum three years of experience in maintenance and repair work with progressive levels of responsibility . Facility management and supervisory experience highly preferred. Must have a valid Ohio driver’s license and be insurable under the library’s policy.
