Summary
We are seeking an experienced and reliable Property Manager to oversee Lakeview Court Apartments in Noblesville, IN. This position requires a highly motivated, organized, and team-oriented leader to manage a total of 212 units and 3 staff members.
Responsibilities and Duties
- Financial Management: Develop, manage, and monitor property budgets, ensuring expenses remain within budget while identifying cost-saving opportunities.
- Rent Collection & Billing: Oversee rent collection, enforce late fees, and ensure tenants are billed accurately and in a timely manner. Work to minimize delinquencies through proactive communication and efficient follow-up on overdue payments.
- Lease Negotiations & Renewals: Review and negotiate lease agreements, including rental rates, terms, and renewals, ensuring rental income maximization while maintaining competitive pricing.
- Expense Tracking: Monitor and control operational expenses (e.g., maintenance, utilities, staffing) to ensure costs remain within budget. Process invoices and ensure timely payment of property-related expenses.
- Financial Forecasting & Reporting: Develop and maintain accurate financial records for auditing purposes, including rent rolls and operating expenses.
- Vendor Management & Contracts: Negotiate contracts with vendors and service providers to ensure cost-effective services are provided. Review and approve vendor invoices based on services rendered.
- Property Performance Optimization: Identify opportunities to increase revenue, such as adjusting rental rates or reducing vacancy rates. Implement and track performance metrics to assess the financial health of the property.
- Team Management: Supervise and lead a team of three property management staff members, including assigning tasks, conducting performance reviews, and fostering a collaborative team environment to ensure efficient property operations.

Qualifications and Skills
- Prior experience as a Property Manager is required.
- OneSite software experience is preferred but not required.
- CAM/ARM designations are preferred.
