Overview
We are seeking a skilled and dedicated Maintenance Technician to join our team at SH Management. The ideal candidate will possess a strong mechanical knowledge and have experience in various maintenance tasks, ensuring the smooth operation of our facilities. This role requires a proactive approach to problem-solving, excellent customer service skills, and the ability to work independently or as part of a team.
Duties
- Perform routine maintenance and repairs on equipment and facilities.
- Work as a team with maintenance projects, ensuring they are completed efficiently and effectively.
- Utilize tools such as an ohmmeter for troubleshooting electrical issues.
- Provide exceptional customer service by responding to maintenance requests promptly and professionally.
- Maintain accurate records of maintenance activities and repairs performed.
- Respond to safety emergencies and other critical incidents; coordinate responses with site personnel and public safety agencies, notifying company management as required by emergency protocols.
- Participate in a 24-hour emergency maintenance on-call schedule
- Contact service contractors (elevator, HVAC, etc.) as needed for maintenance emergencies.
- Conduct regular inspections and maintenance of heating, ventilation, and air conditioning (HVAC) systems to ensure proper operation.
- Perform daily visual inspections of the exterior and interior of buildings, grounds, facilities, and equipment; determine whether repairs or maintenance are needed, and follow up on residents’ work orders as directed by the Property Manager.
- Groundskeeping: Maintain the cleanliness and appearance of the property, including tasks such as snow removal, landscaping, pool monitoring, and overall outdoor upkeep.
- Familiarize yourself with the locations of all buildings and apartments, including utility shut-off valves, sewer transfer stations, and electrical transformers.
- Coordinate the purchase of supplies and equipment for the property with the Property Manager.
Qualifications
- Proven experience in a maintenance technician role or similar position at least 3 years.
- Strong mechanical knowledge with the ability to troubleshoot various systems.
- Familiarity with electrical systems.
- Experience in supervising teams or projects is preferred
- Proficiency in using basic maintenance tools
- Strong customer service orientation, ensuring positive interactions with clients and staff.
- Physical requirements include lifting to 50 lbs., shoveling or lifting continuously for up to 4 hours, working in tight spaces, standing for up to 4 hours, and safely climbing ladders up to 26 ft.
- Experience using business computer systems and software such as Microsoft Excel, Word, and Outlook is preferred.
- A neat, professional appearance is required, including work shoes or boots with non-slip soles and protective toes.
