What are the responsibilities and job description for the Commercial Lease Administrator position at SHOE SHOW INC?
SHOE SHOW, INC., the country’s largest privately held footwear retailer in business 64 years with more than 1,000 stores in 47 states, is seeking an experienced Commercial Lease Administrator to join our team. This position is available in the corporate headquarters located in Concord, NC. Local candidates are encouraged to apply!
What you will do:
· Interpret Commercial lease documents, amendments, subleases, etc.
· Review, understand, and interpret retail lease language, including provisions such as Common Area Maintenance, Gross and Net Sales, Percentage Rent, Overage Rent, Exclusive Use and Co-Tenancy.
· Fully audit and reconcile tenant’s ledgers and process accordingly.
· Process monthly rent statements.
· Reconcile tenant year end billings – CAM, Tax, Insurance.
· Determine lease obligations with respect to payment of monthly rent charges.
· Generate vouchers for manual payments or other miscellaneous expenses.
· Determine lease obligations with respect to reporting gross sales.
· Be responsible for the distribution of monthly/quarterly/annual sales reports.
· Process monthly percentage of sales as rent or annual sales overage.
· Communicate effectively and resolve landlord disputes.
· Generate receivables for HVAC and Construction Allowances.
· Gather documentation needed to collect Construction Allowances.
· Use MS Office, specifically Excel and JDE daily.
Software Applications:
· JD Edwards EnterpriseOne
· BOSaNOVA – intermediate skill level preferred
· MS Office - intermediate skill level preferred
