MAKE READY TECHNICIAN
Reports To : Community Manager
FLSA Status : Non-Exempt
Position Summary :
In coordination with the manager and senior maintenance technician, The MAKEREADY employee's primary responsibility is to ensure that all vacated apartments
are thoroughly restored to "market ready" status in a timely manner and
according to the manager's timetable.
Essential Duties and Responsibilities :
- Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.
- Inspects vacated apartments and completes checklists in regard to make-ready. Routine duties include :
- Checks all lights and replaces as necessary.
- Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets.
- Checks applicable appliances and informs senior maintenance technician of problems.
- Assists in changing or removing appliances from apartment.
- Makes keys when necessary.
- Checks faucets sink plugs and repairs / replaces as necessary. Replaces washers when needed.
- Performs exterior repairs to sinks, bathtubs, etc., when warranted.
- Assists with painting duties when requested. Transfers paint from storage areas to apartment units when painting is scheduled.
- Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
- Repairs plaster holes in walls, paints as necessary.
- Inspects bathroom tiles, performs minor repairs / replacements.
- Changes A / C filters
- Performs various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, touch up painting, pool maintenance, lock repairs, etc.
- May maintain and clean grounds to ensure property presentation meets SI Communities LLC standards.
- Escalates maintenance issues and / or concerns to supervisor.
- Responds promptly to resident requests (if any issues, they will refer resident to property manager).
- Follows proper procedures regarding the use of tools and equipment.
- Completes all required logs, paperwork and checklists regarding inventory and / or hazardous chemicals.
- Adheres to all safety regulations and maintains a safe work environment.
- May be required to answer on-call pages.
- Must be able to work flexible schedule which may include working special events and / or weekends.
- Other responsibilities as assigned by Maintenance Supervisor, Property Manager or Regional Manager.

While performing the duties of this job, the employee will be exposed to constant activity that requires intermittent standing, bending,
crouching, pushing / pulling, lifting / moving / carrying (light to heavy weight material / appliances / equipment up to 50 pounds for variable distances), climbing ladders / stairs, and walking on rooftops without endangering yourself, residents or co-workers. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand / wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines, wiring, and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).
Work Environment :
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS and general safety training and wearing of proper safety equipment.
