Come turn broken buildings into purposeful places at one of our area’s few certified B-Corps. Signal Works Property Management (SWPM), operating as a division of Signal Works Architecture, has an immediate opening for a Property Manager position in our Providence, RI office.
This full time position with flexible hours is ideal for an ambitious and experienced Property Manager ready to join a key department in a mission-driven, values-based organization. The Property Manager will work with the CEO and Administration Department to create great business relationships for owners and tenants. SWPM currently has approximately 50 units under management, a mix of light commercial and 3-6 unit residential buildings.
There is also an opportunity to learn and work in the acquisition, financing, and project management of Real Estate Development, an exciting sister field that few other firms can offer.
Full Responsibility for:
Leasing
- Maintains property rentals by advertising, showing units to prospective tenants, and filling vacancies. Negotiating and enforcing leases.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
Maintenance
- Maintains property to a set standard by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, securing properties, completing repairs, planning renovations, and contracting with vendors.
Tenant Management
- Maintain a positive, productive relationship with tenants, owners, and co-workers.
- Be on-call to respond to emergency situations, and have reliable transportation.
Financial/Client Management
- Accomplishes financial objectives by designing a business plan to meet client owners' needs, collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
Office
- Accomplishes organizational goals by exploring opportunities to add value to position and department.
- Source and build relationships with prospective clients to expand business opportunities.
- Update job and market knowledge.
Other tasks as required.
Experience & Skills Needed:
- Proven work experience over three to five years as a Property Manager, or comparably demonstrated skills
- Understanding of property management best practices, including its financial aspects for our business and clients
- Knowledge of laws, rules, and regulations surrounding property management specific to the Providence metro area and the State of Rhode Island
- Motivation for sales with an opportunity to help craft sales and marketing strategy
- Customer focus and bottom line orientation
- Interpersonal savvy with strong communication skills
- Well organized with excellent time management skills
- Valid real estate agent/broker license or willing to work towards one.
- Spanish-speaking ability is a benefit, but not required
Career Development: Property Manager Director
This position may evolve into the Property Manager Director position once specific, measurable department growth goals have been achieved. The director role is eligible for quarterly performance-based bonuses.
