What are the responsibilities and job description for the Land Development Intern position at Signorelli Company?
The Signorelli Development Company Internship Program is designed to provide students and recent graduates with valuable exposure to our land development and acquisition departments. Interns will acquire practical experience across a variety of roles, actively contributing to the success of our organization. The program offers opportunities for involvement in special projects, mentorship, professional development, networking, and public speaking. Participants will also have the chance to present their analyses and offer real-time recommendations to department leadership, helping to drive business growth and innovation.
ESSENTIAL DUTIES
Market Research
- Conduct research on potential land opportunities, including analyzing market trends, property values, and zoning regulations to identify suitable acquisition targets for HOA and MUD creation.
- Assist in gathering and organizing data on land parcels, property owners, and relevant legal information. Analyze data to help assess the feasibility and potential of land acquisitions.
- Support the team in conducting due diligence, including reviewing title reports, surveys, environmental assessments, and other relevant documentation.
- Help prepare documentation for property negotiations and contracts, providing support to senior team members during the negotiation process.
- Prepare summaries and track critical data requirements for all land contracts, builder contracts, and substantial completion of development items.
- Serve as second point of contact in coordinating the design and construction of all electricity, natural gas, telephone, cable, landscaping and hardscaping for multiple communities withing budget and on time.
- Review and help manage all builder architectural review requests, coordinate the formation and implementation of HAO’s, including community builder guidelines, and serve as member on multiple HOA’s/
- Other research and analytical duties as necessary to support acquisition, development and sales.
Collaboration
- Support the development of land acquisition strategies by researching new opportunities and trends in the market.
- Work alongside the land acquisition team and other departments to ensure smooth operations and contribute to project success.
- Participate in site visits to evaluate properties, assess their suitability for development, and gather on-the-ground insights.
- Help draft reports, presentations, and other materials for internal stakeholders, detailing potential acquisitions and their strategic benefits.

Open to Construction, Real Estate, and Business educational backgrounds.
