What are the responsibilities and job description for the Director of Corporate Operations position at Sinnissippi Centers?
The Director of Corporate Operations will be responsible for managing all aspects of corporate property projects, ensuring they are completed safely, on time, within budget, and to the required quality standards. This includes coordinating with contractors, architects, engineers, and other stakeholders while ensuring adherence to project specifications and regulatory requirements.
Key Responsibilities:
Project Planning & Coordination:
- Develop and manage detailed project plans, schedules, and budgets.
- Coordinate the work of subcontractors, vendors, and other contractors to ensure smooth project execution.
- Organize regular project meetings to track progress and resolve any issues that arise.Budget & Cost Management:
Budget & Cost Management:
- Develop and manage project budgets, ensuring that projects are completed within financial constraints.
- Monitor costs and manage expenditures, identifying areas for cost savings.
- Prepare and submit financial reports to management.
Team Leadership:
- Lead and manage the project team, including construction workers, engineers, and subcontractors.
- Ensure all team members are adhering to safety protocols, quality standards, and timelines.
- Resolve any conflicts or issues between team members, vendors, or contractors.
- Provide direct leadership to internal facilities team.
Compliance & Regulations:
- Ensure all construction work complies with building codes, safety regulations, and zoning laws.
- Obtain necessary permits and approvals from local authorities.
- Maintain documentation for inspections, audits, and regulatory compliance.
Risk Management:
- Identify potential risks to the project (budget, schedule, safety, quality) and develop mitigation strategies.
- Address and resolve any project delays or complications.
Client & Stakeholder Communication:
- Serve as the main point of contact between architects, engineers, and subcontractors.
- Provide regular updates to stakeholders on project progress, budget status, and any issues.
Real Estate
- Review properties for purchase and/or lease. Negotiates terms and conditions of rent/purchase.
- Works with local authorities related to property lines and zoning regulations.
Preventive Maintenance
- Review reserve studies to determine capital projects for budgetary purposes.
- Develop building plans to ensure maintenance of facilities.
Qualifications:
Education:
- Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent work experience).
Experience:
- Minimum of 5-7 years of experience in construction project management or related field.
- Proven experience managing large-scale building projects.
Skills:
- Strong leadership and communication skills.
- Excellent problem-solving and conflict-resolution abilities.
- Preferred: Proficient in project management software
- Knowledge of construction procedures, codes, and regulations.
- Strong financial management skills (budgeting, cost control).
- Excellent attention to detail
Certifications (Preferred but not required):
- Project Management Professional (PMP) certification.
- OSHA Safety Certification.
- LEED accreditation (for green building projects).
Working Conditions:
- Full-time position, with occasional evening or weekend work as needed to meet project deadlines.
- On-site work at construction locations; ability to work in various weather conditions.
- Travel may be required depending on the project
- Based out of the Dixon Route 2 Office
Salary: $88,191-$104,727
