Seeking a Preconstruction Manager / Senior Estimator to join their preconstruction team in Richland, Washington. The role involves managing cost estimating from conceptual design through to the final Guaranteed Maximum Price (GMP), using Lean principles, particularly the Target Value Design (TVD) process.
Key Responsibilities:
- Develop accurate budgets from limited design information, including schematic design stages.
- Perform quantity take-offs and apply unit prices for all CSI Masterformat divisions, including self-performed work.
- Coordinate and cross-reference drawings/details across various disciplines and specifications.
- Support and finalize project estimates from initial concept to GMP establishment for CMAR, GC/CM, and design/build projects.
- Engage trade partners for pricing analysis, recommendations for award, and negotiation support.
- Estimate ground-up projects up to $30M independently and accurately.
- Utilize historical cost data to evaluate labor, equipment, and materials costs across all project scopes.
- Embrace Lean principles and contribute to continuous improvement efforts in estimating practices.
- Maintain cost estimating database and ensure accurate, error-free estimates.
- Prepare and lead project meetings, including setting clear agendas and providing meeting minutes.
- Uphold professional relationships and maintain high ethical standards in all estimating activities.
Qualifications:
- 5–10 years of estimating, cost control, or related experience in healthcare, life sciences, higher education, K-12 education, and commercial projects.
- Bachelor’s Degree in Construction Management, Engineering, or a related field.
- Experience with self-performed concrete estimating is a plus.
- Proficient in MS Excel, on-screen take-off (OST), and scheduling software (e.g., Microsoft Schedule, Primavera).
- Familiarity with DESTINI Estimator software is a plus.
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook, SharePoint) and Procore.
