We are looking for an enthusiastic Apartment Community Manager to help us carry out our day-to-day tasks at a small portfolio of properties in the Salem and Dallas areas. POSITION: Apartment Community Manager
Monday - Friday
SUPERVISOR: Portfolio Manager
ROLE: The Apartment Community Manager is responsible for maintaining the property and making sure it's kept to the high standard which has become associated with SMI Property Management.
DUTIES:
Oversee daily on-site operations to ensure the property is well maintained and operating efficiently.
Oversee the collection of all rents.
Administer leases, understand rent charges, review all tenant billings, analyze lease clauses, enforce tenant compliance and perform landlord obligations. Communicate with accounting department to ensure the accuracy of rent roll and accounts receivable.
Manage tenant relations and coordinate requests for repairs and maintenance, lease issues and other tenant concerns. Investigate and resolve tenant disputes by finding an amicable solution; follow-up with unsatisfied tenants.
Demonstrate a positive, professional and client-oriented attitude about the company with co-workers, tenants, clients and the public.
Ensure rent ready condition of vacant units.
Oversee advertising of vacant units.
Inspect vacant or occupied units.
Oversee the daily activities and conduct business consistent with SMI policies, procedures and practices and in the best interest of the clients’ goals and objectives for the property.
Accompany and arrange for City, County or State inspections.
Issue appropriate 72 hour notices; violation of Rental Agreement notices and termination notices.
Enter & track work orders through completion.
REQUIREMENTS:
Property Management experience.
Understanding of Landlord Tenant Law and Fair Housing.
Reliable vehicle for transportation between properties and to main office as needed.
COMPENSATION:
Starting at $20 per hour, ample room for growth and negotiation depending on experience.
