COMMERCIAL PAINTING PROJECT MANAGER

POSITION OVERVIEW: We're seeking an experienced Commercial Painting Project Manager to lead and oversee multiple commercial painting projects in the Charlotte metro area. The ideal candidate will bring a strong background in commercial painting operations, proven project management skills, and proficiency with industry-standard software.
KEY RESPONSIBILITIES:
Project Management:
• Lead multiple commercial painting projects ranging from $5K to $8M
• Drive project success from pre-construction through closeout
• Maintain 25-35% profit margins through effective cost control
• Coordinate with general contractors, architects, and owners
• Manage project documentation and reporting Estimation & Planning:
• Utilize On-Screen Takeoff for accurate project takeoffs
• Develop detailed project estimates and proposals
• Create and maintain project schedules
• Plan resource allocation and material procurement
• Review and negotiate change orders Team Leadership:
• Direct and coordinate field operations teams
• Collaborate with superintendents and foremen
• Maintain clear communication channels with all stakeholders
• Mentor junior team members and field staff
Quality & Safety:
• Ensure compliance with safety regulations and company standards
• Conduct regular site visits and quality inspections
• Implement and maintain quality control procedures
• Address and resolve field issues promptly
REQUIRED QUALIFICATIONS:
• 5 years of commercial painting project management experience
• Proven track record managing projects in healthcare, offices, multifamily, or mixed-use
• Proficiency in On-Screen Takeoff and standard MS Office suite
• Strong understanding of commercial painting processes and materials
• Excellent organizational and time management skills
• Valid driver's license and reliable transportation
PREFERRED QUALIFICATIONS:
• Bachelor's degree in Construction Management or related field
• Experience with new construction and tenant improvement projects
• Knowledge of additional software: Procore, Bluebeam, PlanGrid
• OSHA 30 certification
• Bilingual English/Spanish capabilities
