Industry leading Property Management company and developer is in search for their next Sr. Property Accountant. The ideal candidate will possess a strong understanding of property accounting principles and have the ability to manage multiple tasks in a fast-paced environment. This role requires collaboration with Property Management, Leasing, and Construction teams to ensure accurate financial reporting and support.
Responsibilities:
- Attention to Detail: Ensure accuracy in all financial transactions and documentation.
- Multi-tasking: Adapt to various tasks efficiently while maintaining high standards of work.
- Communication: Follow directions from Property Management, Leasing, and Construction, and proactively follow up with any questions.
- Transaction Analysis: Analyze financial transactions and understand their impact on financial statements, including accrual and cash basis reporting.
- Accounting Concepts: Demonstrate a solid understanding of prepaids and accruals.
- Journal Entries: Generate and record journal entries as needed.
- Financial Statements: Prepare balance sheets, income statements, and statements of cash flows.
- Support Schedules: Develop backup support schedules for all balance sheet balances.
- Fixed Assets: Maintain accurate fixed asset schedules.
- Loan Documentation: Understand loan documents to ensure accurate reflection in financial statements.
- Lease Interpretation: Analyze tenant leases to properly record revenue and operating escalations.
- Tenant Relations: Maintain a positive rapport with tenants, send monthly billing invoices, and record cash receipts.
- Collections: Diligently follow up with tenants on any outstanding balances.
- Accounts Payable: Approve accounts payable invoices and verify the accuracy of amounts and coding.
- Leasing Commissions: Calculate and record leasing commissions accurately.
- Auditor Coordination: Handle requests from outside auditors effectively.
- Budget Preparation: Collaborate with Property Management to prepare annual budgets for respective properties.
- Expense Analysis: Identify and question any expenses that deviate from standard operating costs.
- Lease Management: Understand gross and net leases; perform true-ups of tenants' expenses at year-end as per lease agreements.
- Ad Hoc Projects: Manage additional projects alongside regular responsibilities.
- Deadline Management: Meet deadlines consistently; overtime may be required.
- Technical Proficiency: Utilize Microsoft Office and accounting software effectively.
Requirements:
- 4 years of relevant property accounting or public accounting experience
- Strong analytical skills with the ability to interpret financial data.
- Excellent communication and interpersonal skills.
- Proven ability to work independently and collaboratively within a team.
- High level of proficiency in Microsoft Office, particularly Excel.
- Familiarity with accounting software
Preferred:
- CPA or MBA
- MRI, Yardi, or Sage experience
Compensation: $90,000-$115,000
Salary is based on a range of factors that include relevant experience, knowledge, skills, other job-related qualifications.
