Overview
South Capitol Management (“SCM”) is seeking a Property Manager to join our rapidly growing team. SCM and its related entities develop and manage affordable housing throughout the greater Philadelphia region.
The Property Manager will be responsible for managing the operations of a Philadelphia based portfolio. Responsibilities will include:
- Assist with all aspects of daily operations
- Assist with leasing process from marketing to lease-up
- Ensure the maintenance of accurate lease files, tenant and vendor files, tenant contact list, key control, utility reimbursements, insurance certificates, rental licenses, rental suitability certificates and other building records as necessary
- Manage rent roll / review A/R monthly and manage all delinquent accounts; conduct collection efforts to ensure prompt rental payments
- Enter monthly rent payments into property management software
- Develop and maintain positive tenant relations
- Inspect all properties on a quarterly basis to assess property condition, compliance and overall administration
- Handle all emergencies 24/7, handle all move in and out inspections

Qualifications
- 5 year property management experience preferred or other industry with transferable skills
- Experience with Philadelphia Housing Authority and Section 8 leases preferred
- Excellent communication
- Proficient with Microsoft Windows, Word, Excel (spreadsheets), Outlook, & Appfolio
- Self-directed & resourceful w/ the ability to operate independently
- Exceptional oral and written communication skills
- Strong budgeting & financial skills
- Punctual, reliable, and committed to deadlines
- Strong organization & time management skills w/ ability to effectively prioritize & multi-task
- Bilingual preferred (English/Spanish)
