What are the responsibilities and job description for the Construction Project Manager position at South Washington County Schools?
- Develops an in-depth understanding of plans and specifications of assigned capital project(s); reviews with, and maintains contact as required with architects, contractors, and various staff.
- Administers construction/project contract enforcement, such as AIA (American Institute of Architects) contract documentation.
- Facilitates communication and serves as liaison between consultants, contractors, designers and city officials on behalf of the district.
- Conducts regular site visits and attends scheduled progress meetings to ensure that all plans and specifications are being executed according to the contract documents, as well as within prevailing local and statutory regulation and within budget.
- Collaborates and communicates with the Executive Cabinet regarding project updates including budget, timelines, and recommended adjustments.
- Certifies substantial completion of projects according to project documentation.
- Supervises the creation and execution of project punch lists.
- Coordinates warranty repairs and ensures final resolution meets design intent.
- Responsible for follow through for project meetings and working with building administration on correspondence related to assigned projects.
- Assists district administration and the design team in the incorporation of necessary modifications and value engineering solutions.
- Manages change orders, addressing any deviations from the original design and ensuring proper documentation and communications.
- Other duties as assigned.
- Bachelor’s degree in construction management, architecture, engineering, planning, or a related field.
- Five years of experience in construction management and supervision, architecture, engineering or planning.
- Experience working in K-12 or higher education in a role that includes construction management.
- Valid driver’s license.
- Able to read and interpret project technical drawings and specifications.
- Ability to clearly communicate and coordinate with contractors, design professionals, and government officials.
- Proficiency in productivity software applications including Word, Excel, and Outlook.
- Experience navigating AutoCAD, Autodesk Construction Cloud, Bluebeam Revu and Autodesk Revit.
- Ability to perform basic construction math and technical measurement.
- Able to work independently and follow oral and written instructions.
- Possess strong interpersonal and collaboration skills.
- Able to communicate technically complex information clearly and concisely both orally and in writing.
- Prompt, regular and reliable attendance required.
- Communicates with students, parents, co-workers, supervisors, and the community in a positive and responsive way that is consistently welcoming and enhances effective work relationships.

POSITION SUMMARY:
Under the supervision of the Director of Facilities, the Construction Project Manager will provide capital project management and technical support services. Project assignments include new construction projects, including those funded with the $200 Million approved bond, long-term facilities maintenance (LTFM) projects, site improvements, and/or modification of facilities.
