The Position :
Terra is currently seeking an experienced commercial construction Project Manager (PM) to join the Tenant Interiors (TI) Team. Assigned projects for this role are categorized as tenant improvements within Class A, B and C commercial real-estate buildings, financial institutions, retail, corporate office, and / or healthcare facilities.
Position Summary :
This position will be responsible for planning, directing, and coordinating activities of multiple construction projects to ensure that objectives of the projects are accomplished by performing the duties and responsibilities listed below. This would include estimating, budgeting, managing budgets and schedule development, permitting, construction and project closeout.
Essential Duties and Responsibilities :
- Prepare budgets, detailed cost estimates, bids and proposals as required for each project to ensure overall project objectives and client needs are met.
- Complete pre-bid site inspections to provide detailed proposals to clients.
- Prepare owner contracts, trade partner contracts, submittals, RFIs and all other pre-construction paperwork, as necessary.
- Procure trade contractors, materials & suppliers to ensure project milestones and completion dates are met.
- Prepare meeting agendas, lead meetings, and provide detailed documentation of the meeting minutes.
- Track and monitor overall construction schedule.
- Ability to practice Lean Construction Principle’s.
- Work with project team to obtain inspections with local code enforcement officials and / or secure Certificate of Occupancy.
- Review and prepare weekly and monthly project reports, including the status of progress, contracts, projected costs, and potential changes.
- Effectively communicate with the owner, building management, design team, all team members, coworkers, trade partners and suppliers to maintain an efficient, organized, and well-run project.
- Adhere to and promote Terra’s Safety and Quality Control practices and policies.
- Generate and manage timely completion of all punch list items and do final walk through with client. Prepare and provide client with project closeout package.
- Perform other duties as assigned.
