What are the responsibilities and job description for the Preconstruction Executive position at Southland Industries Inc.?
POSITION SUMMARY
To secure design-assist and design-build work for the firm, becoming the primary client development lead ultimately to securing contracts for Southland.
This role is responsible for serving as the primary lead with General Contractors. In addition, this role will be responsible for providing leadership, guidance, client development, and people development necessary to achieve the goals established for the growth of our HVAC, Plumbing, and Process scopes of work on targeted pursuits. This role will have a joint responsibility with the Director of Preconstruction to execute the business plan to grow the business within the respective area of responsibility.
What you’ll do:
· Serves as primary lead with select General Contractors (GCs) and Owners.
· Drives growth through development of client relationships as well as deeper penetration into the existing customer base that exists through our design-assist and design-build relationships.
· Develops and maintains General Contractor and Owner relationships.
· Supports business development in the maintenance of customer relationships and in support of specific project pursuits.
· Offers technical expertise and advice during the entire sales timeline from lead, to prospect, to pursuit.
· Partners with the Business Development team on pursuits as they become qualified pursuits and then leads the team to close the deal.
· Actively participates in design meetings during development phase. Works with management to develop strategic initiatives Ability to work independently to execute day-to-day tasks including but not limited to preliminary design layouts, budgeting, constructability, and other preconstruction activities with limited oversight
Will require critical time management in implementing responses to multiple General Contractor and/or Owner requests – RFQs, RFPs, budget, bid requests, presentation execution. Will have dedicated support of Preconstruction Leads and estimating staff to respond to GC Requests as primary objective is to present opportunity, review internally, submit response when approved for submission and obtain contracts for new construction / build division.
The Preconstruction Executive will report to the Director of Preconstruction and will be responsible for jointly managing available resources to align with a sales plan that does not outpace the businesses capabilities.
Currently the Preconstruction Executive does not have any direct reports, but that may change in the future as the business evolves. In the meantime the expectation is that they will work jointly with the Proposal Manager, Preconstruction Leads, Estimators, Business Development, and Director of Preconstruction in order to respond to RFQ and RFPs as issued by General Contractors and/or Owners.
What you’ll need to be successful:
Four Year Bachelor’s Degree in Mechanical Engineering, Civil Engineering, or Construction Management
10 Years’ Experience in the construction industry.
Detailed knowledge of construction methods, equipment, systems and materials for all divisions of work and relationship to the design and construction phases of a project.
Strong understanding of local and national market conditions.
Understands the permitting and regulatory processes.
Excellent customer service skills.
Excellent verbal, written & presentation skills
Strong negotiation skills.
Excellent project management and/or engineering skills.

Pay: Final pay is determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For (Colorado/New York City/California/Washington) this ranges from $165.000.00-$245,000.00 plus annual incentive, benefits and retirement program as outlined above.
