The Facilities Maintenance Specialist performs emergency and scheduled building maintenance at an advanced level; plans, schedules and performs building equipment inspection and maintenance program; troubleshoots, repairs, and replaces advanced air conditioning equipment; may direct the work of other employees and contractors as needed.
MINIMUM QUALIFICATIONS
Completion of an approved curriculum in heating, ventilation, and air conditioning systems and four years of experience as a facilities maintenance or equivalent experience. Must be able to obtain and maintain Technician Type Universal Certification. Must be able to obtain and maintain forklift certification.
Have a knowledge of development and operation of an overall preventative maintenance program; advanced knowledge in all trade fields required to maintain buildings, such as: energy management systems, emergency back-up systems, fire alarm systems, security/card access systems, carpentry, plumbing, solar, electrical, painting, modular furniture assembly, etc.; troubleshooting and related problem-solving techniques. The ability to prioritize workload. Experience with 10 ton and above air conditioning units, along with 100 ton and above chiller systems. Hazardous disposal knowledge. Computer skills required.
Employees must maintain all certifications as needed to perform the job.
KEY ACCOUNTABILITIES
CORE JOB: Perform emergency and scheduled building maintenance at an advanced level; perform building inspections and maintenance program; accurate inventory of all equipment, parts/tools and supplies.
WORK PRACTICE: Provide information to internal/external customers, using appropriate knowledge and communication skill; including skills at handling difficult situations.
WORK PRACTICE: Coordinate with other business function support personnel, contractors, and outside vendors for a common goal; demonstrate an efficient work routine; effective time management and organization; perform all duties in a safe manner (Ensure that facility is being maintained properly to provide a safe working environment for company employees).
TECHNICAL SKILLS: Advanced HVAC troubleshooting skills, including experience with 10 ton A/C units, over 100 ton chiller systems, and HVAC energy management systems. Advanced troubleshooting skills with backup generator and uninterrupted power supply (UPS) systems. Advanced electrical and plumbing troubleshooting skills. Advanced troubleshooting of fire alarm, security camera, and card access systems. Appropriately use company provided technologies.
LEADERSHIP: Assist with overseeing large facility projects. May prepare requested facility reports for management as needed. May oversee preventative maintenance program and provide recommendations for facility equipment upgrades as needed.

- Inspect, service, repair, or replace all equipment and building components as needed.
- Use, program and maintain building EMS system
- Analyze air conditioning problems and develop adaptable solutions
- Maintain equipment logs and provide cost analysis of all phases of maintenance
- Monitor outside contractors' work as to compliance with contract specifications and report any discrepancy to management
- May direct the work performed by the outside contractors who have the responsibility for major equipment maintenance, general housecleaning and landscaping
- May direct the work of other employees
- Modular furniture assembly
- Perform all duties in a safe manner complying with building and safety codes (including city, county, and state), EPA requirements, OSHA requirements, and company policy and procedures
- Promote good public relations

SALARY DETAILS
Phoenix & Tempe: $28.62 - $38.73
