Southwest Value Partners (SWVP), a privately held real estate investment company, is seeking a talented Project Coordinator to join its team. SWVP invests in institutional quality real estate in growth markets throughout the United States. SWVP has a disciplined and high energy approach to asset acquisition, operating execution, value creation, asset disposition, and development.
The Project Coordinator is responsible for advancing real estate development and construction projects through facilitating the flow of accurate information across departments. The Project Coordinator will provide oversight regarding document management, track cost allocations incurred during all stages of assigned projects, and communicate progress of third-party consultant deliverables.
Ensuring quality work is delivered in a timely and professional manner and communicating effectively with both internal personnel and external third parties will be key.
The environment at SWVP is fast-paced and dynamic, and the Project Coordinator will need to work well both independently and in a group setting. The Project Coordinator will report to the Managing Director of Real Estate.
Responsibilities:
- Oversight of electronic document management through collection, organization, and dissemination of vital project data utilizing online database.
- Maintain detailed records regarding the current status of ongoing initiatives and tasks relating to the progress of marketing, construction, and development projects.
- Abstracting, maintaining, organizing, & distributing tenant/property specific documentation including leases and tenant improvement projects.
- Communication with third party consultants and partners regarding the progress and status of their work and deliverables.
- Review, manage, and follow up regarding document completeness & accuracy including insurance certificates, conditional and unconditional lien waivers, pay applications, and others.
- Review and classification of costs associated with ongoing projects, ensuring project budget and costs are compliant with contractual obligations.
- Coordination with Asset, Construction, Finance, and Legal teams regarding preparation and review of contracts for engagements with third parties, including architects, designers, and contractors.
Qualifications:
- Bachelor's degree in real estate, business, construction management, or related field preferred, or paralegal certificate.
- Minimum 2 years of relevant experience in construction.
- Project management experience a plus, with an ability to work on multiple projects simultaneously.
- Proficient in Microsoft Suite (Word, Excel, Outlook, Teams, SharePoint).
- Experience with Airtable and ProCore a plus.
- Ability to read, interpret, and summarize complex lease provisions and other documents such as amendments, estoppels certificates, etc.
- Excellent organizational, administrative, and time management skills with keen attention to detail.
- Proven ability to collaborate with a team of diverse professionals, solve practical problems and shift attention to meet internal deadlines.
- Must possess high standards of quality.
- Excellent verbal, written, and interpersonal communication skills.
- Possess basic aptitude for analytical and critical thinking.
- Self-motivated, detail-oriented, accurate, reliable and flexible.
- Proven ability to manage confidential information in a professional manner.

Compensation: Salary plus bonus
Schedule: Monday – Friday, 8-5
