Sower Commercial is seeking a Director of Investments to join our growing organization. This full-time position offers competitive benefits and compensation package, flexible work schedule and the opportunity to work in a collaborative, high energy team environment.


The Director of Investments will be focused on the ongoing management, identification, evaluation, acquisition and disposition of commercial real estate acquisitions on behalf of Sower Commercial, working in tandem with our strategic acquisition partners at ACCESS Commercial. This leader will be responsible for developing and implementing an acquisition strategy, identifying potential investment opportunities, negotiating purchases, and managing the due diligence process. The Director of Investments will be a full-time employee with management and direct oversight of the Commercial Team.

DIRECTOR OF INVESTMENTS RESPONSIBILITIES:

Asset Management & Analytics

• Oversee creation and maintenance of all asset plans and forecasting tools

• Oversee asset management for existing portfolio, including lease renewals and expenditure management in collaboration with Access Commercial

• Participate on the Investment Committee, representing financial and operational information of impact to our acquisition targets

• Define underwriting and due diligence process, assess the key risks, weaknesses, and strengths of a transaction or acquisition

• Develop and refine automated reporting and forecasting tools for more efficient use of data

• Analyze industry trends and makes recommendations based on those trends


Acquisitions

• Develop and implement a real estate acquisition strategy, based on the fund’s investment objectives and market trends

• Maintain up-to-date knowledge of market trends and regulations related to real estate investments

• Identify potential real estate investment opportunities through market research, industry contacts, and other sources

• Evaluate potential investments, including conducting property evaluations, assessing investment potential, and analyzing financials

• Negotiate purchase agreements with property owners, brokers, and other stakeholders, including purchase price, financing, and other terms and conditions

• Manage the due diligence process for potential acquisitions, including reviewing property records, conducting site inspections, and coordinating with external partners such as environmental consultants and appraisers

• Work closely with fund representatives and asset management teams to ensure that all due diligence and legal requirements are met, and that all necessary approvals are obtained

• Provide regular updates to fund representatives and asset management teams on potential investment opportunities and due diligence progress

• Create and present investment summaries to the Investment Committee for approval, including charts, narrative descriptions, and graphs and tables, with proper illustration of important aspects of the investment proposal

• Conduct site visits as required and work with execution team to maximize their work effectiveness to realize investment results


Other Duties

• Lead SCM investment committee meeting discussions and prepare corresponding deliverables

• Support of capital raising efforts through investor meetings, networking, etc.

• Perform other related duties as assigned.


EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS:

• Bachelor’s degree in real estate investment, business, finance, or related field or a combination of experience and education

• 5 years of experience in commercial acquisition, with a track record of successful transactions

• Strong knowledge of real estate investment practices, regulations, and market trends

• Excellent negotiation and communication skills, with the ability to build and maintain relationships with property owners, brokers, and other stakeholders

• Strong analytical and problem-solving skills, with the ability to assess potential investments and manage the due diligence process

• Self-motivated with the ability to work independently and manage multiple transactions simultaneously

• Ability to work effectively with the investment and asset management teams to ensure that all investments are aligned with the fund’s investment strategy and objectives

• Must be willing to embrace technology to promote efficient operations and comfortable using software programs to process data and interpret results through critical thinking skills with strong business acuity

• Strong command of Microsoft Office Suite including Outlook, Word and Excel programs as well as ability to learn and effectively operate computer and associated software programs – including but not limited to NetSuite, SharePoint


This full-time position offers competitive benefits and compensation package including two group health insurance options: PPO or HDHP plans, dental, vision and voluntary life insurance at nominal costs as well as additional individual policy offerings of Accident, Critical Illness and Hospitalization plans.
