Job Description:
Seeking an experienced property manager for a single-owner’s portfolio of long-term commercial and residential properties (no short-term/vacation rentals). In this role, you will be responsible for executing all operations of the business, including marketing and leasing, bookkeeping, financial functions, as well as overseeing preventative and on-going maintenance of the properties.You would manage the rental process from start to finish. Experience with Quickbooks Online or other bookkeeping software preferred. Attention to detail, integrity and customer service skills are a must. Must be able to work independently and have the flexibility to handle frequent shifts in direction.
Qualifications:
- Highschool diploma
- Previous property management experience required
- Prior use of property management software and accounting software. Quickbooks Online is a plus.
- Proficient in software applications such as Microsoft Word, Excel and Google Drive.
- Strong organizational skills with the ability to multitask and prioritize effectively. Have flexibility to adjust work priorities as necessary.
- Ability to handle conflicts and resolve issues effectively and professionally
- Detail-oriented with a high level of accuracy in data entry and record keeping
- Excellent written and verbal communication skills
- Able to be on-call for emergencies when the owner is out of town (2-4 weekends a year).
- Integrity and work ethic are non-negotiable
Duties:
- Assist with leasing of properties, including reviewing applicants, making the properties available for showing and processing applications/background checks.
- Collect rents
- Issue resident letters/notices
- Conduct property inspections. Report physical conditions that need attention.
- Receive incoming calls/requests from tenants and determine course of action. Handle requests and emergencies promptly and professionally. Manage resident relations.
- Create and monitor preventative maintenance schedules for facilities and amenities
- Schedule and supervise vendors. Schedule routine maintenance visits and repairs. Follow-up on all completed work.
- Maintain accurate property records/lease files
- Manage expenditures. Obtain approval for and complete payments to vendors. Ensure proper coding for budgeting purposes.
- Maintain accurate financial records. Accurate and timely submission of weekly, monthly and yearly reports to owner.
- Perform other tasks as needed to fulfill company objectives.
Job Type: Full-time
Pay: $18.00 - $24.00 per hour
