Position Objectives: We are seeking a skilled and experienced Hotel Renovation PIP / Project Manager to oversee and coordinate renovation projects within our hotel properties. The ideal candidate will have a strong background in project management, construction, and interior design, with a focus on delivering high-quality results on time and within budget.
Key Responsibilities
Project Planning and Coordination
- Develop a detailed property improvement plan with the brand, including timelines, budgets, scope, and resource allocation.
- Coordination with interior design, purchasing, contractors, and hotel staff to ensure to define project requirements and objectives. Ensure all assigned projects are completed on time, within budget; to the highest level of quality with as little negative impact as possible; to the hotel’s operation and profitability.
Budget Management
- Prepare and manage the project budget, ensuring cost-effective solutions without compromising quality.
- Monitor expenses and implement cost control measures to ensure the project remains within budget.
- Continual reconciliation between project status reports and project cost reports to stay within budget.
Supervision and Quality Control
- Oversee all aspects of the renovation process to ensure that brand standards and quality standards are met with weekly calls.
- Perform regular site inspections to assess progress, quality of work, and adherence to safety protocols.
- Prepare and distribute property inspection reports.
- Survey and maintain a current inventory of all finishes and FF&E in all guestrooms to ensure they meet the standards.
- Prepare and maintain digital photo library for all areas of the property’s renovations.
Vendor and Contract Management
- Identify, negotiate, and manage relationships with contractors, vendors, and suppliers.
- Ensure vendors meet service agreements and deliverables.
- Review and approve valid Contractor change requests.
Communication and Reporting
- Serve as the primary point of contact for partners, providing regular updates on project status and resolving any issues that arise.
- Prepare comprehensive reports on project progress, risks, and outcomes for senior management.
- Visit each property as needed during the renovation/PIP.
- Complete full and timely project close-out.
- Submit monthly draws to lender.
Risk Management
- Identify potential project risks and develop mitigation strategies.
- Review any deferred maintenance concerns.
- Address issues promptly to minimize disruptions to hotel operations.
Guest and Operational Impact Minimization
- Plan and execute renovation activities in a manner that minimizes disruption to guests and daily hotel operations.
- Implement strategic measures to maintain service standards during renovation.
Qualifications
- Proven experience as a project manager in hotel renovations or similar construction projects.
- Exceptional organizational and time-management skills, with an ability to manage multiple projects simultaneously.
- Strong leadership and communication abilities to effectively manage diverse teams and projects.
- Proficiency in project management software and tools.
- Knowledge of construction methods, building codes, and relevant regulations.
- Ability to foresee potential challenges and proactively develop practical solutions
- Understanding of hospitality industry standards and guest experience priorities.
Essential Job Functions
- Assist in the preparation of capital expense budgets for projects in all properties.
- Oversee implementation, cost control and scheduling of all approved projects.
- Integrate into hotel maintenance activities to see that work completed by staff is performed to the same or higher quality levels as the work commissioned by the Project Manager.
- Inspect portions of each hotels physical plant, housekeeping, maintenance procedures, vehicles, exterior grounds, building exterior, etc. during each property visit and complete a form inspection report which is to be reviewed with the general manager and distributed in accordance with Company’s "Best Practices”.
