What are the responsibilities and job description for the Director of Construction position at Specialized Recruiting Group - Charlotte, NC?
We are looking for a veteran in residential custom home building to lead our field team of 4-6 members consisting of 3-4 construction managers, a construction assistant and a service and warranty manager.
1. Quality Control/Build Standards:
- Visit every home each week with the construction mgr (CM) to help oversee work.
- Constantly train field team for their continuous improvement.
- Assists with challenging build issues/questions that CMs run into, including communication with customers, when needed, on said issues to work to amicable solution.
- Create quality and build standards and work with team and trades to implement.
- Enforce quality control (walks w/CMs, help catch mistakes, help identify punch items).
- Work with Director Of Purchasing to hold and increase job profit margins.
2. Schedule:
- Watch and help drive schedule with CMs to get homes completed on time.
- Always aware of jobs falling behind and at 30 day over mark put plan in place.
- Confirm final move in date with clients.
- Punch walk with CMs 30 days before move in.
- Monitor construction mgmt software and our use of it.
3. Construction Managers
- Manage team of 4
- Day to day, training, computers/software, etc.
4. New Starts:
- Assist with selecting framer for each job.
- Participate in framing mtg w/lumber company, CM and framer. This director of construction requires strong knowledge of structural components of a home.
- Perform comprehensive frame walks with CM and framer on each job during framing.
5. Training: Continuous CM training as this is an important part of developing our team for the future
6. Subcontractors: Vet new ones, help manage collisions in schedule.
7. Client: Participate in some client walk-throughs so they feel the love from mgmt, deal w/QC issues, deal with customer issues/complaints as relates to the jobsite/quality, etc.
8. Service: Work with Service Manager to understand common issues to correct.
9. Team: Work closely with other departments to facilitate smooth working relationships (purchasing, project mgmt., design, service).
10. Reporting: Meet with Company President monthly to report status on:
- Schedule: What jobs are delayed and plan to correct.
- Clients: Any issues with clients that President needs to know about.
- Sub: Any issues with sub performance or quality?
Qualifications
- 10 years in custom residential construction industry.
- Leadership qualities: Prefer experience managing a team or at least qualities to do so.
- Very strong structural knowledge.
- Experience with quality control and delivering a high-end product to a client on time.
- Excellent customer service and communication skill
Salary : $150,000 - $180,000
