SUMMARY

The New Home Sales Manager is responsible for achieving sales, closing, and revenue goals while providing customer and Realtor-facing communications and promoting a culture of sales excellence. This role plays a key part in fulfilling the mission to make a positive impact through thoughtfully designed homes in growing areas.

RESPONSIBLITIES

Generate Traffic :

  • Develop and implement a lead generation plan to exceed sales goals, including reaching out to existing homeowners, REALTORS, renters, and local businesses.
  • Maintain up-to-date online presence (e.g., vistahomes.com, MLS).
  • Build relationships with real estate agents.
  • Conduct regular prospecting, appointment setting, and follow-up activities.
  • Coordinate with marketing to plan traffic-generating activities.
  • Record all prospects and activities in Lasso CRM within 24 hours.

Drive Results :

  • Meet and exceed sales and closing targets.
  • Proactively manage quick delivery homes coming to market.
  • Perform competitive analysis and recommend strategies to optimize sales.
  • Ensure spec homes are well-presented for optimal first impressions.
  • Provide property and community tours, demonstrating home features and sites.
  • Secure commitments from prospects (contract, reservation, or appointments).
  • Complete paperwork and submit contracts and deposits within 24 business hours.
  • Attend and participate in sales meetings.
  • Customer Service :

  • Provide exceptional experiences and build relationships with customers.
  • Collaborate effectively with construction, design, mortgage, and closing teams.
  • Partner with the design team to enhance the customer experience.
  • Assist with facilitating mortgage processes and manage post-sale communication.
  • Skills and Abilities :

  • Customer Focus : Understand customer needs and provide solutions.
  • Sales Skills : Utilize effective techniques to develop leads and close sales.
  • Collaboration : Work with internal teams to serve customers and generate sales.
  • Negotiation : Persuade and influence others to achieve commitment.
  • Communication : Clearly articulate ideas, both written and verbal.
  • Adaptability : Willing to take on additional responsibilities as needed.
  • EXPEREIENCE

  • 3 years in sales role with a homebuilder
  • Real estate license preferred.
  • AVAILABLITIY

  • Weekend availability required; full-time, 5-day workweek.
