Summary
Spinnaker Solutions, supporting our client in the agricultural and construction sectors, seeks an experienced Project Manager to oversee complex industrial construction projects for facilities such as grain handling, storage, and processing plants. This position requires a seasoned leader with expertise in managing projects from scope development to completion, ensuring alignment with client specifications, regulatory requirements, and company standards. This individual will work directly with sales, procurement, design, and field teams to coordinate resources, schedules, and milestones, emphasizing quality, safety, and budget management at each project phase.
The Project Lead/Manager will serve as the primary liaison between the client, contractors, and internal teams, ensuring smooth project execution through hands-on site management and proactive problem-solving. Success in this role requires building strong client relationships, guiding teams through project schedules, and maintaining open communication with all stakeholders. Travel is required for on-site management and oversight.
Key Responsibilities
- Project Scope and Planning
- Collaborate with Sales and clients to define project scopes that meet client needs and operational requirements.
- Work closely with Purchasing, Design, and Drafting teams to ensure that materials, drawings, and resources are aligned with project plans.
- Contractor and Schedule Management
- Create and manage project schedules, issue RFQs for subcontractors, and negotiate task timelines and completion penalties.
- Develop subcontractor agreements and certificates of insurance in partnership with leadership, ensuring alignment with company policies.
- On-Site Oversight and Coordination
- Lead daily site meetings with the Site Superintendent to confirm crew assignments, subcontractor progress, and schedule adherence.
- Oversee job site safety by monitoring daily safety assessments, equipment usage, and compliance with OSHA and company safety standards.
- Client Relations and Milestone Management
- Maintain continuous communication with clients, engineers, and subcontractors to track project progress and manage expectations.
- Document milestones, track delays, and obtain approval for all change orders to prevent project scope creep.
- Administrative and Compliance Duties
- Handle all ExakTime entries, purchase approvals, and safety documentation, ensuring accurate project tracking.
- Coordinate with local jurisdictions to acquire necessary permits, and manage final project close-outs, including punch list completion and site walkthroughs.
Position Time Allocation
- 10% – Collaborate with teams, including safety, sales, field operations, and subcontractors, to align on project objectives.
- 20% – Define project scopes and develop plans with customers and design teams following contract approval.
- 20% – Engage with procurement and legal to ensure subcontractor agreements, insurance, and delivery schedules meet project needs.
- 50% – Oversee site activities, manage progress updates with the Superintendent and stakeholders, and proactively resolve on-site issues.
Required Qualifications
- Education: Associate’s or Bachelor’s degree in Business, Agriculture, or Construction preferred.
- Experience: Minimum 5 years in agricultural construction project management, with experience in scheduling, safety, and team leadership.
- Technical Skills: Proficiency in Microsoft Project, Excel, ExakTime, blueprint reading, and construction scheduling tools.
- Communication Skills: Strong written and verbal communication skills, with the ability to engage effectively with customers, contractors, and internal teams.
- Personal Attributes: Detail-oriented, organized, and capable of prioritizing workload. Demonstrates a self-starter mindset and takes ownership of projects.
