Position Summary:
Spinoso Real Estate Group is seeking a motivated and detail-oriented Lease Analyst Intern to support our Leasing team. This internship provides a hands-on learning experience in lease analysis, market research, and strategic planning within the retail real estate industry. The ideal candidate will gain exposure to key leasing functions while contributing to critical projects and daily operations.
Key Responsibilities:
- Data Management: Input and update lease data in our management systems to ensure accuracy and consistency.
- Market Research: Conduct research on market trends, rental rates, and competitive properties, compiling insights to support lease negotiations and strategic planning.
- Prospective Tenant Canvassing: Assist in identifying and researching potential tenants for vacant spaces using resources such as commercial real estate listing sites, social media platforms, and industry databases.
- Mall Matrices Development: Create and update mall matrices, providing a comprehensive overview of tenants, lease terms, sales data, and rent structures across properties.
- Special Projects: Support additional clean-up projects and ad hoc assignments to streamline processes and optimize lease data management.
Capstone Project
As part of the internship, you will have the opportunity to complete a capstone project:
Market Analysis Report & Lease Recommendation Model
- Conduct a comprehensive market analysis to evaluate current trends, rental rates, and competitive properties in the area.
- Develop a leasing strategy that includes recommendations on competitive pricing, ideal tenant profiles, and strategic lease terms for retail spaces.
- Present your findings to the team, showcasing how your work can drive strategic decision-making and enhance our leasing efforts.
Coaching & Mentorship Opportunities
We’re committed to fostering your professional growth through:
- Leasing Team Collaboration: Participate in weekly leasing team calls to gain valuable insights into current activities and team priorities.
- One-on-One Mentorship: Partner with an experienced Lease Analyst to receive hands-on guidance and support in managing daily tasks.
- Shadowing Opportunities: Observe and learn from a Lease Representative during client calls to understand negotiation techniques and relationship-building strategies.
Requirements:
- Must have completed junior year of college
- Must be able to work onsite in North Syracuse, NY
- Must have a GPA of 3.0 or above
- Must have unrestricted work authorization in the US without a visa or sponsorship
- Ability to work 40 hours per week
- Excellent written and verbal communication abilities.
Desired Characteristics:
- Currently pursuing a degree in real estate, business, finance, or a related field.
- Proficient in Microsoft Office Suite (Excel, Word, PowerPoint).
- Detail-oriented with strong organizational skills.
- Ability to work independently and as part of a team.
- Prior experience or coursework in real estate is a plus, but not required.
- Strong analytical and problem-solving skills.
