Position Overview
The Estimator plays a pivotal role in ensuring the success of commercial

Core Responsibilities
1. Estimating and Cost Analysis
• Analyze project plans, specifications, and requirements to prepare detailed cost
estimates.
• Develop quantity takeoffs, pricing models, and bid proposals for projects of varying
complexity.
• Research and evaluate subcontractor and vendor proposals to ensure accuracy and
competitiveness.
• Identify potential cost savings and value engineering opportunities.
• Identify and budget for scopes and materials which are unclear or left out of
subcontractor bids.
• Manage time and resources to estimate multiple projects at the same time.
2. Preconstruction Collaboration
• Collaborate with project managers, superintendents, and design teams during
preconstruction phases to align budgets with project goals.
• Develop conceptual estimates based on limited information during the early stages
of project planning.
• Assist with constructability reviews to ensure feasibility and cost efficiency.
3. Vendor and Subcontractor Coordination
• Solicit and manage subcontractor bids, ensuring they meet project specifications
and deadlines.
• Build and maintain strong relationships with subcontractors, vendors, and
suppliers to ensure competitive pricing and reliable performance.
Estimator
• Review and negotiate subcontractor and vendor pricing to optimize project costs.
4. Proposal Development
• Prepare comprehensive bid proposals that clearly communicate scope, costs, and
assumptions.
• Address client questions and provide clarity during bid reviews and negotiations.
• Ensure all proposals align with Company’s standards for accuracy, detail, and
professionalism.
5. Market Research and Benchmarking
• Stay updated on market trends, material costs, and labor rates to ensure
competitive and accurate estimates.
• Benchmark against historical project data to refine estimating accuracy.
• Proactively identify risks and opportunities based on market conditions.
Qualifications
• Experience: Minimum 5 years of experience in construction estimating, with a
focus on commercial projects.
• Education: Bachelor’s degree in Construction Management, Engineering,
Architecture, or related field preferred.
• Technical Skills:
o Proficiency in estimating software (e.g., Bluebeam, Procore,
BuildingConnected, or similar).
o Strong understanding of construction methods, materials, and project
lifecycle costs.
o Advanced proficiency with Microsoft Excel and other relevant tools.
• Certifications: Relevant certifications in estimating or construction management
are a plus.
