St. Ann’s Community is currently looking for a full time Painter for the Webster Campus. The primary purpose of this position is to complete painting, patching, and wall covering task assignments for St. Ann’s Community and its associated campus under the direction of the Facility Manager to ensure that the objectives and goals of the department are accomplished. .

Job Description:
  • Works to assist the Facility Manager with daily room ready and project work assignments.
  • Provides daily assessment of the condition of facilities for areas requiring painting or repair to Facility Manager.
  • Patches, paints, seals, finishes, applies wall coverings to walls, ceilings, floors, woodwork, trim, furniture, cabinets, doors, and other items or surfaces.
  • Prepares surfaces using proper methods such as: stripping sanding, patching, staining, topping, spackling, skim coating, sizing, and cleaning as deemed necessary to ensure proper adhesion of applied finishes.
  • Maintains all painting related equipment to ensure uninterrupted, reliable, proper, and efficient operation of said equipment.
  • Coordinates the accomplishment of goals and expectations set by the Facility Manager.
  • Ensures that all supporting paperwork for each task performed is complete and accurate.
  • Ensures that work areas, storage areas, and equipment spaces are kept neat, clean, and orderly.
  • Maintains the condition of and ensures the availability of tools, equipment, parts, and materials necessary for repairs, preventive maintenance, and to ensure the uninterrupted operation of all assigned areas and equipment.
  • Uses safe methods for performing assigned tasks and utilizes appropriate Personal Protection Equipment (PPE) as required by the task being performed.
  • Keeps paint shop, storage areas, and job sites neat, clean, and free from hazards which could result in resident or personal injury; fire hazards; tripping hazards; or chemical ingestion hazards.
  • Performs all other tasks, assignments, and duties as requested, assigned, or required by department manager and/or director.
  • Works with other members of the Power Plant & Maintenance department to coordinate work task assignment and task completion.
  • Reliable, dependable and punctual in use of work time.
  • Demonstrates initiative and cooperation in professional working relationships.
  • Comply with applicable organizational policies and procedures IE: mandatory education, health requirement, and HR requirements.
  • Demonstrates a commitment of quality through participation in improvement teams and identifying opportunities for improvement.

Candidate Requirements:
  • High School Diploma or GED
  • One year experience of related experience and/or training in an institutional setting; or equivalent combination of education and experience

JOB PURPOSE:
Works under the direction of the Building Maintenance Forman and/or the Power Plant & Maintenance Manager in a capacity to ensure that the objectives and goals of the department are accomplished. Assists the Building Maintenance Forman in daily department task assignments inspecting and repairing all doors according to the NFPA 80 codes and requirements,Completes painting, patching, and wall covering task assignments for St. Ann’s Community and its associated campuses, reporting directly to the Power Plant & Maintenance Manager in the absence of the Building Maintenance Forman. Maybe called upon to coordinate upgrades, maintenance, and repairs of all building structures and components for St. Ann’s Community and its associated campus’. Oversee and coordinate the functions of the painting and repairs as well as providing technical support to other Power Plant & Maintenance staff and other facilities such as Chapel Oaks and Cherry Ridge as required.

JOB FUNCTIONS:

ESSENTIAL JOB FUNCTION:
  • Works to assist the Building Maintenance Forman and/or the Power Plant & Maintenance Manager with daily room ready and project work assignments.
  • Knowledge of NFPA 80 code requirements
  • Knowledge of wall ratings
  • Competent in the door inspection process
  • Complete knowledge of all operational components and compliance standards
  • Competent in door hardware
  • Competent in door installation / replacement procedures
  • Understand the criteria for door replacement vs. door repairs
  • Interaction and direct communication with facilities managers
  • Detailed oriented for completing survey and repair reporting
  • Performs plaster and gypsum board repairs.
  • Sands, applies primer, and finish coats of paint.
  • Provides daily assessment of the condition of facilities for areas requiring painting or repair to Building Maintenance Forman and/or the Power Plant & Maintenance Manager.
  • Patches, paints, seals, finishes, applies wall coverings to walls, ceilings, floors, woodwork, trim, furniture, cabinets, doors, and other items or surfaces.
  • Prepares surfaces using proper methods such as: stripping sanding, patching, staining, topping, spackling, skim coating, sizing, cleaning, sandblasting as deemed necessary to ensure proper adhesion of applied finishes.
  • Maintains all painting related equipment to ensure uninterrupted, reliable, proper, and efficient operation of said equipment.
  • Regularly reports progress on projects to the Building Maintenance Forman and/or the Power Plant & Maintenance Manager.
  • Patches floors and installs VCT or ceramic floor tile on floors or walls as necessary.
  • Coordinates the accomplishment of goals and expectations set by the Building Maintenance Forman and/or the Power Plant & Maintenance Manager.
  • Ensures that all supporting paperwork for each task performed is complete and accurate. Documentation should reflect the time spent (starting time, completion time, and actual hours), date completed, parts used, comments explaining procedure used to complete the task, and any other pertinent information.
  • Ensures that work areas, storage areas, and equipment spaces are kept neat, clean, and orderly.
  • Ensures that all required workspace clearances for equipment are clearly marked and maintained.
  • Maintains the condition of and ensures the availability of tools, equipment, parts, and materials necessary for repairs, preventive maintenance, and to ensure the uninterrupted operation of all assigned areas and equipment.
  • Occasionally operates rental equipment required for installations or repair projects.
  • May be assigned the task of leading renovation or refurbishment projects.

SUPERVISORY RELATIONSHIP: The employee is required to log / report all daily work directly to Building Maintenance Forman, and or Power Plant Maintenance Manager.

The employee is required to ensure personal safety, monitor work environment and make necessary improvements while ensuring the safety of others to include, adhering to regulations set by OSHA, DOH, and facility regulations, to include fire protection/prevention, smoking regulations, infection control, etc. Tasks involved in this position may involve potential and/or direct exposure to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals.
Maintain confidentiality of all information related to the organization, residents, participants, family and staff, that may be encountered, either formally or informally, during the normal course of business. This includes medical and treatment records, financial and human resources information
