DIRECTOR OF FACILITIES AND MAINTENANCE
SUPERVISOR: PastorI. POSITION PURPOSE
This position is responsible for the daily upkeep of the church, school, community center, and rectory upon request. In addition, this position oversees the daily and long-term maintenance, construction, and renovation programs. Oversees completion of daily operations including grounds, maintenance, janitorial, safety, security, transportation and energy management systems for parish buildings and grounds.
II. MAJOR DUTIES AND RESPONSIBILITIES
- Maintains an inventory of cleaning supplies and equipment and reorders as necessary
- Sweep, mop, dust and vacuum the church, parish center and other buildings as scheduled and in the absence of the housekeeping staff
- Empties garbage cans throughout the facility as needed or on a scheduled basis in the school; rectory & church in the absence of housekeeping staff
- Assure that heating and air conditioning units are in proper working order
- Assure facility plumbing is in proper working order and facilitate repairs as needed
- Oversee the set up with respective group using the facilities for parish sponsored events (e. g. chairs, tables, and other event requirements)
- Perform minor repairs and preventive maintenance as necessary in a timely fashion
- Perform major annual cleaning (floor stripping and waxing) in parish & school buildings
- Prune shrubbery and trees as needed and assures that grounds are properly maintained and watered as needed when parish/school custodial staff is indisposed if there is a need
- Purchase supplies and equipment from vendors, and approves invoices for payment
- Perform the ongoing maintenance of buildings and grounds
- Perform maintenance and upkeep on parish maintenance equipment along with existing custodial staff
- Participate in monthly staff meetings and other meetings as required
- Assure necessary facilities related support to all parish programs and special events
- Perform preventative maintenance to buildings and grounds to minimize plumbing, mechanical, electrical, HVAC system failures.
- Diagnose problems and makes or oversee completion of needed repairs
- Check boiler(s) for proper operation adjusting as appropriate & setting up annual boiler & water inspections
- Prepare annual capital expenditure budget, securing multiple quotes from at least (3) purveyors
- Maintain/update an active maintenance list of ongoing projects to be completed and works to accomplish by necessity/priority according to parish & school fund availability
- Secure buildings and interior rooms and classrooms when not in use
- Grass cutting and general gardening services in the absence of the parish/school custodial staff
- Provide snow removal services when needed for all parish properties or communicate with snow removal providers. Working cohesively with other custodial staff to accomplish.
- Provide administrative direction to related volunteers
- Perform other duties as assigned
EXPECTED QUALITIES AND QUALIFICATIONS
- Commitment to the mission of the parish.
- Successful work experience in minor repair work, including carpentry and painting.
- Successful work experience implementing a comprehensive cleaning plan for a facility, including sweeping, dusting, washing, waxing.
- Ability to recruit, train, and support employees, contractors and/or volunteers.
- Ability to work independently.
- Ability to lift 50 pounds.
- Ability to provide own transportation for job-related duties.
- Ability to be on-call for emergencies.
- Availability to work flexible hours, including some evenings and weekends
- Knowledge of grounds equipment operation
- Repair skills for minor equipment
- Must be self-directed, motivated, disciplined, purpose driven, the ability to accomplish parish functions in a timely manner and oversee completion of responsibilities for work contracted by other purveyors.

WORKING SITUATIONS
- Occasionally, this position requires variable hours and an on-the-call response after regular business hours to meet the needs of the parish. Additionally, some weekend and evening work for events, or the ability to arrange coverage for these events, is required. Local travel for business purposes and parish training may also be required.
