JOB DESCRIPTION AND POSITION REQUIREMENTS
Summary of the Job:
The Offsite Maintenance Supervisor, reports to the Offsite Maintenance Manager and is responsible for directing all activities of the Maintenance Department. Responsible for the condition and performance of all mechanical, electrical equipment and systems at the hospital and hospital operated off-site facilities. Responsible for staff performance as well as maintaining a work environment that is conducive to staff retention. Assures department staff are pro-actively providing support services to all other departments throughout the hospital and off-site facilities. Develops operational and capitol budgets annually, monitors expenses and produces variance reports as required. Meets (exceeds when possible) minimum standards as set by TJC, NFPA and other healthcare regulatory agencies. Maintains plant operations in the event of disasters including severe weather related events. Prepares, distributes, and maintains variety of reports as requested by Senior Management and departmental needs.
Minimum Qualifications: Five years combined management, supervisory and experience in facilities maintenance / plant operations required. College education in engineering, safety, or related fields preferred, but not required, if candidate has considerable experience. Must possess leadership ability and team building skills to effectively supervise professional and non-professional staff and interact with all levels of management. Good human relation skills, strong verbal and written communication skills required. Well-developed problem solving skills and ability to develop conceptual alternatives. Must possess the ability to seek out new methods and principles and incorporate them into existing maintenance practices. Must have the ability to plan, organize, develop, implement and interpret the programs, goals, objectives, policies and procedures.
Working knowledge in operation and maintenance of facility management services, steam boilers, vehicles, refrigeration and air conditioning, generators, plumbing and electrical, medical gas systems, blue print reading, security systems and related equipment maintenance. Knowledge of all regulatory agencies (TJC, Department of Health, NFPA, AIA, etc.) that guide, approve and accredit the healthcare facility required. Proficient in use of windows based office software and computerized programs in projects, financial management and energy control required. Must have good grammar skills and the ability to create presentations and justifications for new services and equipment needs.
CHFM (Certified Healthcare Facilities Manager) required or must be obtained within the first 6 months of employment. ASSE 6010 – Medical Gas Installer certification required or must be obtained within the first 6 months of employment. Louisiana State Plumbing Board Medical Gas Installer License required or must be obtained within the first 6 months of employment. ASSE 6040 – Medical Gas Maintenance certification required or must be obtained within the first 6 months of employment. 3rd Class Stationary Engineer License in Boiler or Air Conditioning required or obtained within one year of employment.
Experience in at least two triennial Joint Commission surveys.
Must have a valid and current state issued driver’s license.
Must maintain and provide proof of automobile insurance (at his/her own expense) in amounts which meet at least the minimum liability coverage limits required by the state of their residence.
Clearance of driving record check; Driving records shall not contain any of the following: a suspended or revoked driver’s license, 3 or more moving violations in the past 36 months, 2 or more accidents in the past 36 months, 1 or more instances of driving under the influence (DUI) or driving while intoxicated (DWI) within the past 24 months, at fault in a fatal accident within the past 5 years, leaving the scene of an accident within the past 36 months, and/or reckless driving within the past 12 months.
Physical Demands:
Must possess good physical health. Some requirements include but are not limited to standing, sitting or walking for long periods of time. Lifting at least 50 pounds is required. Must be able to work with a moderate level of noise.
