Job Overview
We are seeking a detail-oriented and motivated Processor to join our dynamic, growing team in the title industry. The ideal candidate will play a crucial role ensuring a smooth closing.
The Closing Processor will handle residential properties and would perform the following duties:
- Answers phone calls and emails and triages issues.
- Sends wire instructions and generates receipts for earnest money deposits.
- Reviews title commitments in order to clear title, liens, and judgments.
- Orders and reviews mortgage loans, judgement liens payoffs, and releases.
- Prepares preliminary closing disclosure and/or settlement statement and sends initial packages to lenders and agents for review.
- Coordinates with real estate agents, lenders, and/or sellers and buyers to obtain information necessary to close the transaction, including payoffs and HOA or condo association information.
- Ensures that title to the real estate has no restrictions that may prevent its sale or use.
- Responds to customer inquiries and resolves problems on files related to final clearance of items.
- Collaborates with other Stallard & Schuh employees to respond to purchase agreement amendments, lender changes, and additions of collateral.
- Collaborates with the Closing Agent and/or Residential Closing Manager to obtain clear title by resolving title defects, satisfying existing liens and encumbrances against real estate or owners.
- Audits file to determine clearance for closing the transaction.
- Manages the closing calendar, scheduling closings only when the file is ready, negotiating placeholders for files that are not ready, and ensuring rooms are available, and search updates are completed.
- Coordinates file closing prep for closings performed by the Escrow Officer by managing workflow tasks, communicating with parties, adjusting settlement statements, balancing closing disclosures with lenders, preparing accounting for disbursements.
- Reviews post-closing documents for accuracy and submits documents for recording, wire and check disbursements, mailed packages, and copy sets.
- Processes checks received for closings or invoices through the remote capture system.
- Complies with all statutory, regulatory, legal and ethical requirements for real estate, title, and escrow activities by adhering to all requirements.

- Performs all other duties as assigned.
Requirements:
- 2 years of experience at a title company, financial institution, insurance company, or real estate agency preferred, but not required.
- Demonstrated mastery of multi-tasking effectively, particularly in fast-paced and seasonal volume situations.
- Excellent written and verbal communication
- Thrives on details, proactively communicating with parties to rectify issues.
- Loves real estate and the opportunity to help with the home buying process!
- Notary or ability to obtain within 30 days.
- Title insurance producer license or ability to obtain within 30 days.
- Demonstrated ability to influence outcomes through effective written and oral communication skills
