Stanislaus County is currently accepting applications for the position of Building Services Supervisor. This recruitment is being conducted to fill one full-time vacancy for the General Services Agency, Capital Facilities Division, and to establish an eligibility list to fill future full-time and part-time vacancies throughout Stanislaus County.THE IDEAL CANDIDATE

ABOUT THE DEPARTMENT
The Facilities Maintenance Team is comprised of two main programs, Maintenance Services and Custodial Services. The Maintenance Services unit maintains and operates building systems and equipment for over 2.5 million square feet of County-owned and leased facilities, while the Custodial Services unit ensures that County-owned facilities within the County core service area are maintained to a professional standard for all users to work and interact with customers in a safe and healthy environment.

ABOUT THE POSITION
Under general direction of the General Services Agency Facilities Manager, the Building Services Supervisor is required to proactively manage all aspects of building maintenance and custodial services; act as the contact for building occupants; and supervise maintenance and custodial staff in the performance of duties as applicable to the general operation, repair, maintenance, remodel of buildings, structures and equipment, with emphasis on customer service, project management and facility inspections.
Unless otherwise provided, this position is part of the Classified Service of the County and is assigned to the mid-management/supervisory bargaining unit for labor relations purposes.
Individuals who are in a full-time classification position are required to serve a twelve-month probationary period, which may be extended an additional six months, for a total of eighteen months.
Incumbents may also be subject to overtime, standby, callback, weekend, holiday and shift assignments as identified in their MOU (Memorandum of Understanding).

Typical Tasks
- Inspect buildings, structures and equipment to ascertain need for repair and maintenance work;
- Confer with occupants of assigned facilities, on a regular basis;
- Plan, direct, supervise, assign, and evaluate the work of others involved in the maintenance, repair, alteration, and cleaning of County buildings and equipment and train personnel;
- Plan and direct the development of preventative maintenance programs, and is responsible for the safe and continuous operation of building systems and equipment;
- Perform maintenance and repair duties as needed in any one or more of the following trades: electrical, HVAC work, electronic and/or pneumatic control work, refrigeration, boiler room operation, plumbing, sewer systems, carpentry, painting, lock work, and other related fields as applicable;
- Inspect County buildings cleaned by assigned custodial staff;
- Follow up on complaints or evidence of unsatisfactory services;
- Prepare accurate cost estimates for building maintenance, alterations, and custodial services;
- Assist in the preparation of departmental budget;
- Maintain a variety of reports and records for projects done by assigned staff;
- Monitor and record energy conservation;
- Assist with environmental issues such as asbestos and lead based paint issues;
- Manage the County wide janitorial contract and is the main point of contact with client departments and GSA:
- Routinely address issues, complaints and special projects in relation to janitorial services within the County.
- Routinely inspect client spaces in relation to the County wide contract to ensure proper contract performance.
- Manage the County wide pest control contract and is the main point of contact with client departments and GSA:
- Routinely address issues, complaints and special projects in relation to contract pest control services within the County.
- Manage County custodians; and
- Routinely inspect client spaces in relation to the County wide contract to ensure proper contract performance.
Minimum Qualifications (Knowledge, Skills, Abilities, Education/Experience)
KNOWLEDGE- Basic computer operations;
- Principles, problems, techniques, and practices of leadership, supervision, and training;
- Principles, methods, materials, tools, and equipment used in maintaining County facilities;
- At least one or more of the following codes: National Electrical Code, the Uniform Building Code, the Uniform Plumbing Code and/or the Uniform Mechanical Code;
- Occupational hazards and safety precautions of the building and mechanical trades;
- Principles of energy conservation; and
- Safe work practices.
- Assume responsibility for the maintenance of assigned County facilities;
- Plan and direct employees of varying skills and trades;
- Coordinate the use of labor, equipment and materials with maximum efficiency;
- Read, interpret, and work from sketches, drawings, blueprints, plans and specifications;
- Work effectively with other County personnel and contractors;
- Prepare concise written and oral reports;
- Maintain accurate written and electronic records;
- Perform physical labor on some assignments and work in cramped, confined surroundings or on ladders and scaffolding;
- Work outdoors in the heat, cold, and dust with glare from the sun;
- Follow oral and written instructions; and
- Perform the essential functions of this position in an accurate, timely fashion; make good judgments and decisions; and evaluate the results of decisions and judgments.

EDUCATION/EXPERIENCE
- Five (5) years of building maintenance of which at least two (2) years must have been in a lead or supervisory capacity.

DESIRABLE QUALIFICATIONS
- Graduation from an accredited college or university with a degree in Electrical or Mechanical Engineering (or related field); OR
- One (1) year in building trades such as electrical, plumbing or HVAC.
