The Director of Corporate Land Entitlement and Developments' main goal is to support each Division's, entitlement and / or development team in achieving the goals that are set for them by the Company. The Director will use their experience to work with teams, to collaboratively implement Stanley Martin Way processes and policies. The Director will be expected to occasionally travel to the Divisions, to meet with teams in person and visit project sites to review details and best practices.
Responsibilities and Duties :
- Reviews Division land acquisition projects in feasibility as it relates to entitlement and development details. This may include reviewing land due diligence checklists, preliminary and site construction plans, and land development budgets, to ensure that proper planning details and costs are being controlled by teams.
- Analyze projects and assist Division teams through the suggestion of value engineering solutions surrounding, site grading schemes, dirt balance, retaining walls, wet and dry utility design and construction, etc.
- Assist Division teams as needed with proper land development general contractor scoping, bidding, negotiating and contracting best practices.
- Confirm Division Teams control project management best practices regarding consultant and contractor schedules, as well as helping to ensure teams are conducting regular progress meetings during design and construction to ensure new neighborhoods are delivered on time.
- Actively participates and collaborates with Corporate Finance and Corporate Accounting, and as needed by Division teams, to review Division land development budgets quarterly in accordance with company policies.
- Assists in land reporting to provide leadership with data to make informed decisions on SMH's land processes.
- Works in tandem with the Corporate Field Operations team to ensure the overall safety program, policies, and procedures of the company are being followed. Attends and from time to time may lead monthly Corporate safety meetings.
- Ensures Company compliance with all OSHA, DOT, SWPPP and any other applicable state and federal agencies and recommends best management practices when and where applicable.
- Complete all other duties as assigned by manager.
- Represent the company professionally in all internal and external interactions and communications.
