Summary Statement

This class incumbent is responsible for supervising the maintenance of a moderate size institution/facility including buildings, grounds and physical facilities or assisting the Physical Plant Maintenance Superintendent in the physical maintenance of the largest of the State institutions/facilities.

Essential Functions

Essential functions are fundamental, core functions common to all positions in the class series and are not intended to be an exhaustive list of all job duties for any one position in the class. Since class specifications are descriptive and not restrictive, incumbents can complete job duties of similar kind not specifically listed here. Supervision is exercised over two or more merit full-time positions working in a variety of mechanical/trades fields per the Merit Rules. The elements of supervision include planning, assigning, reviewing, evaluating, coaching, training, recommending hire/fire and discipline. � Designs sketches and prints of remodeling that needs to be done and inspects the work. � Coordinates and works with contractors, architects and others on large construction projects. � Assists in projecting budget for maintenance operations and report preparation. � Oversees the operation, maintenance and repair of boilers, pumps, water and other treatment installations. � May supervise grounds maintenance or custodial workers.

Job Requirements

JOB REQUIREMENTS for Physical Plant Maintenance Supervisor Applicants must have education, training and/or experience demonstrating competence in each of the following areas: Three years experience in operating and maintaining a variety of equipment, hand and power tools used in trades fields such as plumbing, carpentry, painting or HVAC. Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC. Six months experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures. Six months experience in estimating cost, time and materials for projects. Six months experience in interpreting blueprints, schematics or technical drawings. Six months experience in staff supervision which includes planning, assigning, reviewing, and evaluating the work of others. Knowledge of planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, painting or HVAC. Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
