The Role
The project manager will be responsible for the initiation, management, and completion of multiple residential projects at any one time. The workstreams will involve demolition, rerouting of services, structural additions and changes, loft conversions, extensions, quality control and contractor management including Health and Safety on site.
Daily duties will involve managing a minimum of 10 sites, ensuring compliance with contract drawings, specifications, building control and best practices including updating the S&P management system with photos and a brief outline of progress.
The project manager will be responsible for managing the project program and sequence of works with the contractor.
The project manager will be required to overcome unforeseen changes to design by liaising with the in house structural and Architectural teams.
The project manager will be responsible for delivering the entire project from start to finish. They will be required to sign off sections of work carried out by contractors and collate all compliance documentation from the contractor to obtain building control sign off.
The project manager will be responsible for planning and implementing their own weekly schedule. This will change weekly and will be dependent on variables that the project manager will be responsible for identifying and prioritising based on program and business needs.
Main Duties & Responsibilities
Work closely with the Head of Department to oversee all construction operations
Responsible for enforcing company policies and procedures within the build process
Liaise with different departments to improve performance and work efficiently
Oversee and provide direction for the construction works
Manage the programme and schedule of work to ensure that the works are completed to the sequence of works and to programme
Protect the interests of S&P on site; commercially and otherwise
Monitor and record construction methods, best practices and quality assurances and communicate to contractor where improvements or changes are required
Record progress on site on each visit by uploading photos and completing a report (number of men on site, works in progress, works complete, any noncompliance, any non-conformances, any design issues, any quality assurance and any other relevant issues / concerns) on Monday.com (at regular intervals each site should be visited at least twice a week)
Reviewing, detailing and agreeing variations with Contractors on site and reporting back to the QS
Monitoring and managing all contractors and ensuring they are working to the construction drawings, specification, health and safety regulations, industry best practices and achieving all building control standards
Working closely with the design team to swiftly resolve any requests for information, design flaws or compliance issues
Compile and track analysis on trends to ensure efficiency and time management is used correctly on site
Attending to any correspondence and emails internally as well as with contractors
Assisting in the valuation process and reporting to the QS
Ensure proper contract administration and transfer all information to the main office
Collating all information and ensuring all works are compliant with building regulations
Have a thorough understanding of the contract documents, plans, general conditions and technical specifications
Ensure that all materials and workmanship comply with contract documents
All other duties as assigned
Skills & Knowledge
Experience in a Construction Project Management
Ideally have a trade background
Knowledge of the construction industry and a working knowledge of the build process
Excellent verbal and written communication skills
Strong business acumen
Proficiency in Microsoft Office applications, namely Excel at advanced level.
Strong attention to detail
Ability to work effectively in a fast-paced environment
Exceptional analytical skills to sift through high volumes of data and information
