Objective:
As our Purchaser & Estimating Manager, you will be responsible for leading all aspects of purchasing, estimating, budgeting and bidding for Sterling. You will have the opportunity to use your experience and knowledge to work closely with our current trade partners, new trade partners and work with the Sterling team to help continue to grow and develop Sterling as a premier builder in Lakeway and surrounding areas.
What You’ll Do:
Ø Represent the company and be able to deal professionally and communicate directly with all types of people from our homeowners to our trade partners.
Ø Identify and solicit/source trade partner bids and unitized pricing.
Ø Meet with contractors and potential contractors to discuss scope of work and understand alternative materials or processes that could impact costs for each plan.
Ø Analyze contractor responses and bids for accuracy, completeness and value.
Ø Work with our trade partners to purchase at the best prices to insure homes come in on or under budget.
Ø Ensure contractors and bids are up to date with plan changes.
Ø Create and maintain trade partner agreements and cost record database.
Ø Compile bid and price comparison reporting as needed.
Ø Audit trade partner insurance requirements for internal compliance.
Ø Create and revise, as needed, the Trade Partner Scopes of Work.
Ø Attend construction meetings as needed to answer questions about takeoffs or engineering issues, prevent misuse of materials and eliminate variances.
Ø Track market costs, identifying market trends and continuous product research.
Ø Review and examine blueprints.
Ø Ability to work with CAD files and convert to PDF.
Ø Provide detailed estimates from PDF/CAD files.
Ø Estimate and budget construction of residential plans.
Ø Prepare take off sheets for materials and bid lists for floor plans.
Ø Estimate and bid Change Orders for address specific changes.
Ø Review jobs in the field, along with builders.
Ø Manage all Company business according to the Sterling’s policies, Core Values and Company Mission.
Skills and Experience Required:
Ø Drive and desire to save money for Sterling.
Ø Self-motivated, detail-oriented, good communicator and great at building relationships.
Ø Detail-oriented to ensure accuracy of work.
Ø Ability to read and understand construction documents, including Architectural and Structural Plans, etc.
Ø Ability to review, analyze and interpret information, as well as trouble-shoot to solve problems.
Ø Knowledgeable about the construction industry, including construction costs, building codes, materials, products, methods and procedures.
Ø Field experience in residential construction highly recommended.
Ø At least five years of experience in residential construction purchasing & estimating.
Ø Experience with an integrated homebuilding software program (BuilderTrend), estimating software, purchasing and estimating data/input, PlanSwift, computer generated purchase orders. Knowledge of FAST business system a plus.
Ø Computer literacy, proficiency with Outlook, Excel, Word, Power Point and ability to learn new programs as needed.
Ø Proficient with technology.
Ø Conscientious & strong work ethic.
Ø College degree required.
