Role Description
Sterling Homes, a family owned California based home builder that specializes in multi million dollar custom home builds in Silicon Valley, is seeking an exceptionally organized and experienced Owners Representative to oversee the complete development cycle for our custom home projects. The Permit Expediter will be responsible for managing and expediting the permitting process for residential construction projects, ensuring compliance with local regulations and codes. Daily tasks include coordinating with local authorities, preparing and submitting permit applications, and tracking approval progress. As a project manager, you will oversee all aspects of the construction process from pre-construction to final handover. A key responsibility will be ensuring all permits, approvals, and utility connections are secured on time to keep projects moving forward smoothly. Your role will be crucial in ensuring homes are completed within budget, on schedule, and to the highest standards of quality.
Responsibilities:
- Permit Management: Take full responsibility for researching, obtaining, and managing all necessary building permits, zoning approvals, and inspections. Ensure compliance with local, state, and federal regulations.
- Utility Connections: Coordinate the installation and connection of utilities, including water, sewer, gas, electricity, and telecommunications. Work with utility companies to ensure connections are made on time and meet project requirements.
- Serve as the primary liaison between us, contractors, architects, and other key stakeholders to ensure our vision for the home is fully realized.
- Review architectural plans, specifications, and budgets, and provide input to ensure the project aligns with our goals and local regulations.
- Manage the day-to-day coordination of construction activities, ensuring that general contractors and subcontractors adhere to the project schedule and budget.
- Conduct regular site visits to monitor progress and ensure the work is being performed to the highest standards and in line with approved permits.
- Address any delays, permitting issues, or construction challenges proactively, finding solutions to keep the project on track.
- Review and approve change orders, invoices, and other project-related documents, ensuring cost control and contract compliance.
- Prepare regular updates and reports covering schedule, and project milestones.
- Ensure all necessary final inspections and certifications are obtained before project completion.
Qualifications:
- Proven experience as an Owner's Representative, Project Manager, or similar role in the residential construction industry, with a strong focus on securing permits.
- Knowledge of local building codes, zoning regulations, and permitting processes.
- Strong relationships with municipal officials, inspectors, and utility companies to facilitate smooth approvals and connections.
- Excellent communication, negotiation, and interpersonal skills, with the ability to effectively represent our interests.
- Highly organized, with the ability to manage multiple projects and deadlines simultaneously.
- Proficiency in project management software and tools.
- A bachelor’s degree in construction management, architecture, engineering, or a related field is preferred.
- Valid driver’s license and willingness to travel to project sites.
Preferred Qualifications:
- Experience working on custom home builds or luxury residential projects.
- Familiarity with software for design and construction management - AutoCAD, BuilderTrend.
- Speak Spanish

Salary : $90,000 - $110,000
