Sterling Search Partners is helping a Birmingham client with its search for a Property Accountant. The Property Accountant will oversee and manage the financial operations related to real estate properties, ensuring accurate financial reporting, reconciling accounts, preparing budgets, and maintaining compliance with accounting principles. This position requires attention to detail, strong analytical skills, and a solid understanding of property management accounting.
Key Responsibilities:
- Financial Reporting: Prepare and maintain monthly, quarterly, and annual financial statements for property portfolios, ensuring accurate representation of income, expenses, and balance sheets.
- General Ledger Maintenance: Manage and update general ledger accounts related to properties, including rent payments, operational costs, and tenant charges.
- Budgeting and Forecasting: Assist in preparing budgets for individual properties and property portfolios. Monitor actual performance against the budget, and analyze variances.
- Accounts Receivable & Payable: Process and track rent collections, vendor invoices, and property expenses. Ensure accurate tenant billing, including utilities, maintenance, and other charges.
- Reconciliations: Perform regular bank and balance sheet account reconciliations, ensuring all transactions are accounted for and discrepancies are resolved.
- Tax and Compliance: Ensure compliance with local tax laws and regulations related to property accounting. Prepare reports for tax purposes, and assist with audits.
- Tenant and Vendor Relations: Communicate with tenants regarding billing inquiries, late payments, and other financial matters. Maintain positive relationships with vendors and contractors to ensure timely payment and accurate accounting.
- Property Management Software: Utilize property management software to track expenses, income, and financial reports. Maintain up-to-date records of all financial transactions.
