- Position Summary:** The Self Storage Property Manager will be responsible for the overall management and operation of our self-storage facility. This role involves overseeing day-to-day activities, ensuring high levels of customer satisfaction, and maintaining the property’s physical condition. The ideal candidate will possess strong leadership abilities, excellent communication skills, and a strong customer service orientation.
- **Customer Service:** Provide exceptional customer service to current and prospective tenants. Address inquiries, resolve complaints, and maintain positive relationships with clients.
- **Sales and Marketing:** Promote the facility to attract new tenants through advertising, outreach initiatives, and developing community relationships. Conduct tours of the property and explain rental agreements and policies.
- **Facility Management:** Oversee and perform the maintenance and upkeep of the facility, including security, cleanliness, and repairs. Coordinate with vendors and service providers to ensure property standards are met.
- **Financial Management:** Manage the property’s rental goals/budget, including rent collection, invoicing, and financial reporting. Monitor accounts receivable and follow up on delinquencies according to company policies.
- **Administrative Duties:** Maintain accurate records of tenant information, contracts, and transactions. Prepare reports on occupancy rates, revenue, and expenses for management review.
- **Team Leadership:** Supervise and train property staff (if applicable), ensuring they follow company policies and provide high levels of service.
- **Safety Compliance:** Ensure that the facility complies with all health, safety, and environmental regulations. Carry out regular safety inspections and implement corrective actions as needed.
- High school diploma or equivalent; business management experience, real estate, or a related field is a plus. - Previous experience in property management, preferably in self-storage or a similar environment. - Strong customer service skills with a proven ability to resolve conflicts and foster relationships. - Excellent organizational skills and attention to detail. - Basic financial acumen and experience with budgeting and reporting. - Proficiency in property management software and Microsoft Office Suite. - Strong communication skills, both verbal and written. - Ability to work independently and as part of a team.
- Must be able to lift up to 50 pounds and perform manual labor as needed. - Ability to work outdoors and in various weather conditions.
