Job Summary
The Property Manager is responsible for the overall financial, operational, and administrative management of residential and commercial properties, including 100 apartments, 2 large nursing home facilities (200,000 square feet), and 5 commercial spaces. This role ensures properties are well-maintained, tenants are satisfied, and company goals for profitability and growth are achieved. The Property Manager will supervise maintenance staff, handle tenant relations, manage leasing activities, and ensure compliance with all local, state, and federal regulations.
Key Responsibilities
1. Financial Management
- Maintain accurate records of all rent payments, deposits, and fees.
- Ensure timely bank deposits for all received payments.
- Manage collections for outstanding balances and oversee eviction processes when necessary.
- Prepare and deliver financial reports for upper management, highlighting performance metrics and areas of improvement.
2. Maintenance Oversight
- Supervise and schedule maintenance staff and contractors to ensure timely resolution of repair requests.
- Oversee property inspections to identify maintenance needs and ensure compliance with safety standards.
- Coordinate unit turnovers, ensuring properties are ready for new tenants.
- Manage work orders from creation to completion using property management software.
3. Tenant Relations
- Respond promptly and professionally to tenant inquiries and complaints.
- Conduct move-in and move-out inspections to assess property conditions and address issues.
- Build and maintain positive tenant relationships to enhance retention rates.
- Enforce lease terms and address any violations appropriately.
4. Marketing and Leasing
- Assist with leasing efforts, including showing properties and processing rental applications.
- Monitor local market trends to adjust rental rates and implement marketing strategies.
- Oversee lease renewals and maintain high occupancy rates across all properties.
5. Administrative Duties
- Maintain organized records of leases, maintenance requests, and compliance documents.
- Prepare reports on property performance, occupancy, and maintenance activities.
- Manage property management software (e.g., AppFolio) to track leasing and maintenance operations.
- Process security deposit refunds and ensure accurate move-out reports.
6. Compliance
- Ensure properties comply with Fair Housing, ADA, and other local, state, and federal regulations.
- Stay informed of changes in property management laws and implement necessary updates.
- Maintain safety standards and conduct periodic compliance audits.
Skills and Qualifications
- Proven experience in property management (3 years preferred).
- Strong leadership and organizational skills.
- Proficiency in property management software (e.g., AppFolio) and Microsoft Office Suite.
- Knowledge of Fair Housing, ADA, and safety regulations.
- Excellent communication and problem-solving abilities.
- Ability to multitask and manage priorities in a fast-paced environment.
Physical Requirements
- Ability to walk, stand, and move across large properties for inspections.
- Capable of lifting up to 50 pounds and performing minor physical tasks when necessary
Job Type: Full-time
Pay: $35,000.00 - $55,000.00 per year
