The Pre-Construction Manager is responsible for overseeing the planning phase of a construction project before the bid is submitted to the client. The primary objective is to ensure the pre-construction department obtains bids from local trades. This role requires a collaborative and relationship-driven approach, with the ability to work effectively with supervisors while also delegating tasks to team members as needed. Strong communication skills and knowledge of construction drawings are essential for interacting with a wide range of contractors, architects, engineers, vendors, consultants, and internal staff.

Key Responsibilities:
- Lead the planning, coordination, and scheduling of preconstruction activities across multiple projects, involving clients, architects, engineers, municipalities, consultants, Landlords and other project stakeholders.
- Manage document control processes, ensuring that project documentation is organized, up to date, and accessible.
- Ensure the smooth and efficient dissemination of information within the project team.
- Maintain and regularly update development schedules to ensure timely progress.
- Document and distribute meeting minutes from stie walks, following up on action items and deliverables.
- Conduct regular reviews of bidding documents at various stages of the project.
- Monitor any design changes that could impact on the project’s budget or schedule.
- Support the development of estimates, subcontractor procurement, and the descoping of bids.
- Facilitate the transition of the project from preconstruction to the operations phase.
- Develop comprehensive scopes of work for subcontractor bidding.
- Assist with the procurement of subcontractors and suppliers/vendors.
- Assist with estimating project when time is available and needed.
- Ensure compliance with all standard administrative and operational procedures
Skills and Abilities:
- Proficient in reviewing and interpreting regulated building material reports.
- Experienced in managing fast paced bidding.
- Ability to interpret and understand all construction documents.
- Comprehensive knowledge of construction trades, systems, means, and methods, particularly in retail or commercial application.
- Solid understanding of retail or commercial construction cost estimation and budgeting.
- Strong organizational and management skills, with a keen attention to detail.
- Excellent interpersonal and communication skills, with the ability to foster collaboration among diverse team members.
Knowledge and Understanding:
- Skilled in reading and interpreting technical reports, site requirement documentation and bid assessments.
- Thorough knowledge of estimating and estimating software.
Salary : $55,000 - $75,000
