Position Summary:
The Project Manager is responsible for overseeing and managing all aspects of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This role involves controlling job costs and pricing, hiring contractors and vendors, and managing project schedules.
Key Responsibilities:

Manage all areas of construction projects from securing sub-contractors through to project closeout, ensuring quality control, safety standards, and client satisfaction.

Manage all sub-contractors, field superintendents, and project coordinators to ensure smooth project execution.

Hire, onboard, and negotiate contracts with subcontractors and vendors.

Locate and manage subcontractors as needed to meet project requirements.

Maintain and control construction budgets, ensuring projects are delivered on time and within budget.

Control job costs, pricing, and approve payments in alignment with the project schedule.
Manage change orders and requests for information (RFI), focusing on cost, scope, and project timelines.

Develop, manage, and communicate the project schedule, ensuring key milestones are met and deliverables are on track.

Create and control the project schedule and present it to clients and contractors.
Develop and manage the Critical Path Method (CPM) schedule to mitigate risks and avoid delays.
Maintain and develop relationships with both existing and new clients, as well as with outside vendors.

Facilitate technical conversations with clients, lead contractors, and subcontractors to resolve issues and clarify project details.
Report regularly on project progress to the office and clients.

Conduct on-site field and client meetings as needed, which may require travel.
Negotiate and finalize contracts with sub-contractors and vendors, ensuring terms are favorable and aligned with project goals.
Write purchase order scopes and schedules, ensuring clear deliverables and deadlines.
Ensure all required inspections are completed, and certificates of occupancy (C of O) are obtained.
Understand and interpret drawings, specifications, and project requirements to maintain quality control across all stages of construction.
Ensure all project close-out activities are completed, including documentation, final inspections, and handovers to clients.
Education and Experience:

Minimum 3 years experience as a Project Manager. Preferably experience in tenant improvement, retail projects.

Bachelor’s in Construction Management, Business or similar field, preferred but not required.

Very strong communication skills.

Ability to multitask in a very fast paced environment a must.

Must be a self-starter and extremely motivated.

Ability to travel as needed (this will vary by client).
