Role:
The Property Manager will be responsible for the overall performance of the property including overseeing of leasing, maintenance, tenant communications and property inspections. The property manager will lead maintenance staff and leasing agents and will be responsible for ensuring the properties are well-maintained, fully-leased, and profitable.
Responsibilities:
- Oversee the leasing process, including setting up marketing for vacant apartments, following up with leads, conducting tours, screening applicants, sending leases, collecting deposits, conducting move-ins, and fully onboarding the new tenants
- Develop and maintain relationships with existing tenants, responding to their needs and concerns
- Manage the maintenance of properties, ensuring that they are clean and in good repair
- Respond to urgent requests immediately to protect the buildings and ensure the safety of residents
- Sending legal and administrative notices in a professional manner
- Conduct property inspections and ensure licenses are up-to-date and compliant
- Conduct move-out inspections and manage the security deposit administration after tenants move out
- Develop and manage budgets, ensuring that expenses are controlled, and revenue is maximized
- Ensure that properties are in compliance with local, state, and federal regulations
- Develop and maintain relationships with vendors and contractors, negotiating contracts and managing their performance
- Collect rent and work with the delinquent accounts team to collect rent and advance the eviction processes
Results:
- Maintain a 96% occupancy rate in the portfolio
- Tenant applications are reviewed in a 24-hour timeline
- Prospects are contacted within 48-hours
- Properties are vacant for no more than 30 days
- All leases are completed accurately and with qualified applicants
- All tenants are under current leases and renewal notices are sent 90 days prior to lease end
- Weekly updates about delinquent tenants are understood and communications with tenants are made in an effort to maximize collections or advance the eviction process, if applicable
- Emergency Maintenance (i.e. major life safety or building damage issues like fire or flood) requests are responded to and started/completed same day and immediately shared with Andrew Hinton.
- Urgent Maintenance requests are responded in 24 hours and started/completed within 2 days
- Non-urgent maintenance requests are responded to in 48 hours and completed in 1 week
- All properties in the portfolio are well maintained and tenant complaints are minimal
- All properties in the portfolio present well in terms of cleanliness, garbage, and visual defects (i.e. holes/scratches on the wall)
- All move-out inspections are handled within 3 days of the move-out date and security deposits are administered within 30 days of moveouts
- Meet or exceed budgeted financial targets
- Provide exceptional customer service to tenants and investors
- Ensure compliance with local, state, and federal regulations
Requirements:
- Accessible to properties daily and office in Columbia MD for in-person work
- Must have own form of transportation and valid driver’s license
- Experience in property management or real estate is a plus
- Excellent communication, leadership, and customer service skills
- Knowledge of finance, budgeting, and accounting or a fast learner with a desire to manage financial and accounting functions necessary for the management of properties
- Knowledge of local, state, and federal regulations related to property management or a fast learner with awareness of nuances of regulatory compliance
- Ability to manage a team of maintenance staff and leasing agents

Job Type: Full-time
Pay: $20.00 - $25.00 per hour
Expected hours: No less than 40 per week
