The ideal candidate will assist in monitoring property performance, executing financial analyses, and supporting strategic decision-making to maximize asset value. The Asset Management Analyst will be part of a team based out of our Atlanta office.
Key Responsibilities
Portfolio & Financial Analysis:
- Review and generate weekly, monthly, and quarterly reports to track property performance.
- Assist in preparing and analyzing financial statements, budgets, and forecasts.
- Conduct investment analysis, including valuation modeling, rental rate analysis, and scenario planning.
- Support the creation and execution of operating budgets, capital investment plans, and cost control strategies.
- Prepare and analyze quarterly benchmarking reports to compare revenue and expense metrics across the portfolio.
- Assist in the management of capital improvement projects and track project progress and costs.
- Support due diligence efforts for acquisitions and dispositions, ensuring accurate data collection and analysis.
- Assist with quarterly distribution templates for ownership and investor reporting.
- Collaborate with the acquisitions team during the valuation process for prospective investments.
- Conduct market research to identify trends and competitive positioning within the student housing sector.
- Analyze operational data to improve leasing and marketing strategies.
- Work with property managers and service providers to address operational challenges.
- Engage in periodic property appraisals and lender-required reporting.
- Work closely with Asset Managers, Property Management, Accounting, and Development teams to ensure seamless communication and execution of asset strategies.
- Provide analytical support for hold/sell decisions, refinancing options, and risk management strategies.
- Assist in preparing presentations and reports for executive leadership, investors, and partners.
- An undergraduate or graduate degree from a top-tier university with an emphasis in Business, Accounting, and/or Real Estate.
- A GPA over 3.5 will be required to pass the initial screen.
- 0-2 years of relevant experience; exposure to multifamily real estate preferred.
- Highly proficient in MS Excel, PowerPoint, and Word; advanced Excel skills is an absolute must.
- Strong analytical and financial modeling skills, including knowledge of IRR, NPV, and Cash-on-Cash return metrics.
- Excellent verbal, written, and interpersonal communication skills.
- Highly organized self-starter with the ability to work independently and follow through on tasks.
- Ability to apply best practices in real estate financial analysis and asset management.
- Ability to sit for up to 10 hours per day.
- Ability to move freely around the office for up to 10 hours per day.
- Ability to move freely around the office as needed.
- Ability to communicate effectively verbally and in writing.
- Occasional travel to properties may be required.
