We are seeking a Land Acquisition and Zoning Manager or Director, experienced in various real estate sectors to assist in our fast-paced growth.
Our approach is Relationship Centered and Collaborative. In addition to strong technical skills, the position requires the ability to create relationships with sellers, municipalities, and other key stakeholders in order to secure a pipeline of land and lots sufficient to sustain company goals.
The Land Acquisition and Zoning Manager/Director is responsible for:
- Sourcing new off market land acquisition opportunities
- Identifying new residential, multi-family and mixed-use development acquisition opportunities as well as opportunities for purchasing finished lots from other developers
- Managing feasibility, including early land evaluation for development, financial analysis, home and lot pricing, competitive market analyses, site map development.
- Managing due diligence, underwriting, and approvals for proposed new land acquisitions.
- Preparing and presenting financial analysis, developing market analysis, assessing values, preparing detailed reports, all requiring strong computer and presentation skills.
- Monitoring market activities for pricing, value and absorption and maintaining a CRM of developed network of local developers, builders, brokers and landowners.
- Preparing Letters of Intent and negotiating final purchase terms.
- Managing purchase contract development and monitoring through life of deal.
- Assisting in creating budgets and cash flows for potential acquisitions as needed
- Assisting with zoning and entitlement of land acquisitions as needed
- Maintaining a professional demeanor and representing StyleCraft professionally in all internal and external interactions and communications, keeping sensitive information confidential.
About you:
Successful candidates will be motivated by working in a collaborative, fast paced, high energy, team-oriented environment. Candidates should be excited to work with a dynamic team, thrive in a flexible environment and should be adaptable to real time business needs. Ideally candidates will have experience in a related real estate industry, preferably within the residential development or homebuilding sector. Strong relationship building skills are essential as are the initiative to follow up and follow through independently. Significant experience in MS Project and MS Excel are preferred. Experience with Land Vision and with CRM softwares a plus.
