Porter/Groundskeeper
Position: Porter
Reports To: Property Manager/Lead Maintenance
Job Brief: The primary responsibilities of the Porter/groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal. The porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Note; Lifting and carrying of weights exceeding 50lb, is often accomplished with assistance from one or more person and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc
Reasoning Development:
Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions

Job Brief: The primary responsibilities of the Porter/groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal. The porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
- Must meet al physical requirement and be able to take direction.
- Physically walks the property on a frequent basis and remove liter, debris, cigarette butts, and pets dropping from the grounds
- Performs "trash out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfer to dumpster or storage area, whichever is applicable.
- Performs routine maintenance on property as requested by manager and lead maintenance technician.
- Clean managers office, pool area, mail rooms, stairways, breezeways and dumpster area's
- Assist with "make-ready" duties when requested by the manager or lead maintenance.
- Help clean and maintain storage and shop area
- Perform interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site
- Assists in keeping grounds neat and free from all trash
- Repairs and replaces windows, screen, etc. performs routine maintenance on property as requested by manager
- Transfers trash and other items left outside of dumpster into dumpster. pick up and sweep areas.
- Keep dumpsters door closed on windy days
- Complete minor and routine service request by the manager or lead maintenance technician.
