The Manager of Facilities and Maintenance - Major Mechanicals plays a crucial role in ensuring the proper functioning of all resort major mechanicals. This role requires expertise in plumbing, pump systems, chiller plants, boilers, cooling towers, lift stations, and other hotel mechanical systems. The manager is responsible for maintaining optimal mechanical system performance, implementing preventive maintenance programs, overseeing a team, coordinating with vendors, and ensuring compliance with safety and industry regulations. Job Duties
- Maintenance & Repair:
- Perform regular maintenance and repairs on the hotel's HVAC systems, boilers, chiller plants, cooling towers, lift stations, and plumbing systems to ensure proper and efficient operation.
- Monitor and troubleshoot any issues with major mechanical systems, including diagnosing and repairing plumbing leaks, pump malfunctions, and HVAC system failures.
- Respond promptly to temperature adjustments, water pressure concerns, drainage issues, and other facility-related requests.
- Conduct preventive maintenance on mechanical equipment, including lubrication, filter replacement, and system calibrations.
- Maintain accurate records of all maintenance and repairs performed.
- Stay up to date with industry standards and advancements in HVAC and plumbing technology to enhance system efficiency.
- Coordinate with other departments to schedule maintenance and repairs with minimal operational disruption.
- Follow all safety protocols and procedures while working on major mechanical systems to ensure the safety of guests and colleagues.
- System Monitoring & Inventory Management:
- Monitor and manage inventory of HVAC, plumbing, and mechanical system supplies and equipment.
- Ensure proper storage and disposal of materials and equipment.
- Conduct regular safety inspections and implement corrective measures as needed.
- Maintain and oversee the operation of lift stations, boilers, chiller plants, and cooling towers, ensuring efficiency and compliance with operational standards.
- Team Leadership & Training:
- Train and mentor team members on proper HVAC, plumbing, and mechanical system maintenance and repair procedures.
- Lead and supervise a team of engineers and maintenance staff, assigning tasks and monitoring performance.
- Foster a culture of safety, efficiency, and continuous improvement within the facilities team.
- Guest & Operational Support:
- Provide exceptional service by promptly responding to operational requests and maintaining a professional demeanor.
- Communicate effectively with hotel management and other team members regarding HVAC, plumbing, and mechanical system concerns.
- Assist in evaluating and implementing new technologies and equipment to enhance efficiency and performance.
- Compliance & Sustainability:
- Adhere to all hotel policies and procedures, including sustainability and energy conservation initiatives.
- Ensure all maintenance activities comply with local, state, and federal safety codes and regulations.
- Continuously strive to improve mechanical systems and processes to enhance guest comfort and satisfaction.

- Proactively seek guest feedback and liaise with other departments when opportunities present themselves ensuring a seamless and elevated guest experience.
- Manage guest requests and own all complaints; resolve issues immediately and follow up to ensure the guest’s satisfaction.
- Develop collaborative relationships and synergy with all support departments such as Convention Sales & Services, Facilities, Security, Front Services, Front Office, F&B, Golf Course and Executive Offices.
- Foster a management team that possesses and delivers on key strategies of guest service, employee relations, team cooperation, financial responsibility and asset management.
- Ensure all accounting, payroll and employee relations matters are handled in compliance with company policy.
- Observe service behaviors of associates, provide feedback, and continuously strive to improve service performance to include conducting associate performance appraisals according to standard procedures.
- Actively solicit and address associate feedback, maintaining an "open door" policy, and continuously improving associate retention. Escalate issues to Human Resources as needed.
- Perform other functions as needed.

- High school diploma, GED, or equivalent.
- 5 years of experience in maintaining and repairing major mechanical systems, with at least 2 years in a supervisory or managerial role, preferably in a resort or hotel setting.
- Technical certification in kitchen equipment maintenance, electrical, or mechanical fields preferred.
- Technical certification in HVAC, mechanical, or electrical fields preferred.
- Strong mechanical and electrical troubleshooting skills.
- Ability to read and interpret technical manuals, schematics, and blueprints.
- Experience in team leadership, training, and vendor coordination.
- Strong problem-solving, communication, and organizational skills.
- Familiarity with EPA Universal Refrigerant Certification (preferred).
- Ability to work varied shifts, including weekends and holidays
- Working knowledge of Microsoft Office and HotSOS programs
- Excellent customer service skills
- Ability to function well under pressure, manage multiple priorities, and meet established deadlines
- Must possess mature personal discretion and sound judgment
- Strong leadership abilities, sound judgment, superior problem solving and decision-making skills
